One of the most useful lessons that people can iearn is the simple legend that decorates the head of this article. By many it is thought to be the acme of success to be en abled to procure money easily and at a low rate of interest. But past experience if caretully noted will show that prosperity and content ment are more often attained by (Faming the possession of m; ney before using it rather than being able to borrow it when it is wanted. A mortgage upon the farm is by no means a handsome adornment, and when that mortgage is held by foreign parties it's burdensome in deed. From a banking journal in the east we gather the following in reference to mortgages on western farms: Western farm mortgages are, in many sections of the country, more especially the New England i-t tis, a favorite investment for investors. Savings-banks are brob- ably the largest holders of these securities, and for two reasons: First,, they are supposed to be ab solutely safe that is, the land up on which these mortgages are given is worth much more than the amount loaned; and, secondly, the rate of interest agreed to be paid being so much in excess of that in the Eastern States, it has enabled the banks investing in t lein to return a larger per cent, to their debitors. While there is at present no reason to distrust the values of these securites or the sincerity of the parties offering or investing in them, it would seem, according to the annual reports of the bank commissioners of New Hampshire and Vermont, that the amount of money deposited in the savings banks in those states which is invested in Western farm mort gages has assumed such proportions as not only to attract attention, but to raise the question as to the ex pediency of continuing the practice on the same scale. In bcth New Hampshire and Vermont a number of investment companies have been organized, the sole object of which is to encourage investment in Western securities. These operate independently of the savings banks and the result is that ;a large por tion of the surplus money of New England is to-day represented by mortgages on Western farms. Of course as long as business is good and farmer is prosperous and the interest is promptly paid, all will be well. But should a season of adversity come with interest and principal both falling due, there -ould be only one alternative, and that, to take the land. The com missioners openly state that to "no considerable extent Eastern capital is used to boom Western localites, iind money is not loaned on the in trinsic value of the property, but on its prospective increase." It is easy to understand what the result would be should such a contingency ever arise. As showing the confi dence in such investments the commissioners give figures proving that not far from 40 per cent, of the whole amount deposited in the savings banks of their respective states has been loaned in the : Western states. How much -is represented by the various loan and investment companies can not be definitely stated, for the reason they are not uuder state supervis or The deadly cigarette still gets in its work in regular order and with diabolical effect. That is what happened yesterday. The great mass of democracy, sound to the core, loyal as ever to the essentia! and eternal truths of its creed, hopeful, even in defeat, and courageous and unshaken this dismal November morning, is the victim of an educational campaign. It has been educated with a ven geance and at a tremendous cost. It has learned its lesson, and is not likely to forget the same.
