HtOCAL BUYERS ASS1SLMILLS tow Lumber Prices Invite Property Owners to Improve. frOBEIGN DEMAND CONTINUES LIVELY While the olng In the export line. Within recent time mills are doin are waiting the tidewater a good deal of business tail Shipments and Coastwise Busi ness Falls Off to Practically Nothing Owing to Advance in Freight Rate and Strike. The low price of lumber and a con lnued demand for dwellings has stlm- lated building here to such a degree hat a light boom might be saia 10 db This is much appreciated py lum- er manufacturers, for the eastern and California demand for material Is prac- lcally dead. The advanced freight fates to points east of the Rockies has Illed rail business and the strike of he steam schooner engineers has given the death blow to business from Cal- fornia. tt ta hooed that the engineers and itoum udiooner owners will arrive at early settlement of their differences lumed In the meantime mills re ying Upon water transportation and UtsTde trade are getting in as much as xuuthia nn the foreign business that ias been turned this way by attractive i jueUtions. But for this foreign nusi ; less and the strong local demand the tUU In this entire district would have i o ahut down since neither the east ' lor California appear to be in the mar- fRe(atlve to Pacific coast conditions n Auierjcan uamuci man ui u(iiku, a its issue at hand tins week, says: The Washing-ttSn and Oregon manu 'acturers are waiting as patiently as possible for the rail rate question to settled by the interstate commerce ommissloii,-r Now that the ; first of fArcri la iera the?y hope that the walt- orders have been received bv Columbia j river manufacturers for lumber to go to rorelgn countries amounting to num erous cargoes, aggregating tn the neigh borhood of 25.000.000 feet of Droduct Much of the stuff is to go to the orient and Australia, considerable to South America and some to fiurope. One cargo Eoes arouna me iioru to Mew York oading of cargoes is active at Port. land and at points down the Columbia. Several cargoes are being or are about 10 oe aispaicnea. "On Puget sound there Is a consld rrauia movement or lumber on Panama canal account, some coastwise and some offshore. At Tacoma fir lumber re mains without market change, the east ward rail trade being scattered and not strong, ine majority of the mills re port no eastern orders arriving at all mere is some onsnore cargo trade, a business that is in a little better state tnan a rew weeKe ago. California bus iness is extremely dull. Local build ers are taking advantage of low prices of lumber, but this trade is scarcely a drop in the bucket in taking care of mill output. There practically Is no inquiry for shingles to go out bv rail and th market is weak. "At Seattle, while there Is a small amount of rail business being offered, prices are not such as to attract ship- jers. ine coastwise trade shows no mprovement. but some cargoes ara a-o- lng to Panama. The opening of some of the shingle mills has caused prices to slump. There Is no liklihood of closed mills resuming for 60 days. Rail shipments from Portland are light. At San Francisco there Is a tleup of steam schooners plying between northern ports, 'Frisco and San Pedro, caused by a strike of engineers.. Home dealers say the market Is stronger than It was. The production of redwood lumber has been .curtailed. Foreign ' demand for redwood Is good and several large ves sels are under charter to take out car goes from Eureka." FINE RESIDENCES TO GO UP IN SPRING NEW RESIDENCE FOR TORTLAND HEIGHTS W. M. Wilder has commissioned Arch itects R. N. Hockenberry Sc Co. to pre pare plans for a m6dern 'dwelling of plaster and shingle eehstfUctldn. The building will be erected on Portland Heights, near Montgomery drive, and when completed will be one of the most attractive places on the Heights. This firm of architects U also getting up the design of a handsome home for V lotor Marsden, to be built In The Dalles. It will also be of plaster and shingle con strwition, two stories high, and contain eight rooms. CHANGE PLANS OF OREGON ADDITION Plans of the Oregon Hotel Annex have been changed, and now provide for a seven story instead of a 10 story build ing, us was originally contemplated. The foundation and walls, however, will be constructed with sufficient strength to support three if not five additional stories, which will be added when the lessees think It necessary. The build ing is being erected by the Contracting Engineering company of Portland and Tacoma, which has put up several of the largest of the recently built houses In Portland. As an evidence bf the Increase of the amount of mall matter passing through the mall, one need only to glance at the mall of one business house to sea what importance Portland has attained, yesterday one house delivered to the postofflce 40,000 pieces of mall in the form of a letter telling how they are doing to give away i4.oou in cold cash on April 2 next. This consignment of mail welgned 1,684 pounds and will re quire the service of one man for a whole month to distribute it; but, as your Uncle Samuel gets $400 for de livering this, he makes money even at that. This is only one incident In the dallv life of the Portland postofflce. Forty thousand pieces of mall would make a good showing In some of the larre eastern cities, comlsg from one house. and shows that Portland Is not far be hind the leading cities of the country. Park Donated to Chehaiis. (Special IMapateh to The Journal.) Chehaiis, Wash., March 7 "By the do nation of 15 acres on the hillside just In the rear of the new Catholic hospital in the eastern part pf town, Chehaiis se cures a beautiful new park site. The Chehaiis Land & Timber company, which has laid off from time 'to time most of the site of the city, made the donation. In honor of one of the mem ber of the odmpnny the park will hs known as the John Dobson park. Mr. Dobson, who was a well known pioneer citizen, died about a year ago. Horse Show at Chehaiis. Shultx. aH of whom are Interested in horse companies, have been appointed by the Citizen's club of Chehaiis to arrange for a street exhibit of high-bred horses and other animals in this city. Saturday, April 4. Building permits issued by Building Inspector Spencer during the past -six- days had a total valuation of J133.000. If this rate is maintained throughout the month and there is every reason to believe that It will be largely ex ceeded the total value of new building construction for March will exceed $600,000. But the probabilities are that the sum will go over $800,000. Port land's bulld'ng record In January ani February was greater than that (if any other Pacific, coast city except San Francisco, and It was only a few thou sand dollars behind that city. The most eneouraelnir feature in the character and volume of the permits Issued for the past few weeks is t lie ract mat so small nn amount represents new con struction In the business center, which Is equivalent to saying that an immense amount of residence building of all classes is under way here now. Large XTumbsr New Sesldenoas. Probably 60 per cent of the total of permits issued since reoruary i, was for new dwelling houses on the east side, hundreds of homes, ranging in cost from $1,000 to $2,000 are going up in the district extending from Portsmouth on the wett to Mount Tabor on the east. South of Hawthorne avenue Is another larg district where one is never out of the sound of the hammer and saw. While in the stretch of territory extend ing fruir Williams avenue to Haw thorne avenue many scores of handsome structures -valued at from $2,000 to $10,000 - are under way. Aside from a consiueraoie iiumuor ui pretentious homes that are going up, much tha greater part of the building on the west side Is confined to new flata and epartmerita. ' The number of handsome homes under construction will be greatly augmented in the r.ext few weeks. It is known thai ground will be broken very soon for not loss than half a dozen residences that will cost upward of $26,000 apiece. These arts if' be built on Portland Heights and the Twenty-third street district. A portion of the east side which Is attracting the attention of builders of high-class dwellings is the district tn the vicinity of Tillamook, Broadway and Hancock streets from Kast Twentv-slxth to East Thirtieth streets Here a large number of the most beautiful homes In Portland have gone up In the past two years. Despite tiie fHct that no steps have been taken toward beginning construc tion work on the proposed improvement of the Pennoyer block it Is said by those In niMtnn to know tnai a mouern business house will be under way there before flie beginning of the summer months. Sold to aUgh Prices. Tha rumor that a large department store is tc occupy tha proposed building on tjfre Pennoyer block, will not down. Property holders In the vicinity of that block are so confident that the Im provement will be made, as outlined last Hartman and Thompson report that over 60 purchasers of lots In Rose City Park have signified their Intention of building homes in that suburb this spring and summer. Between 26 and 30 residents of Portland have purchased building sites in Rose City Park, and have improved them with beautiful homes. Among these ure Alvln 8.
