( Wednesday, April 6, 1960 Aluminum Among More Versatile Building Material Aluminum-the miracle met al that was virtually unknown in home building and home Improvement until few years ago-ha rapidly come to be the most versatile of building materials. And there'! good reason for aluminum's enthusiastic re ception among building pro fessionals and homeowners themselves; as the Home Im provement Products Associa tion points out, aluminum has a combination of important qualities that makes it superi or to any other material for most residential uses. The first is that aluminum Is lightweight. You can saw it like wood-work it with or dinary hand tools for count less do-it-yourself projects. Yet It can be factory-treated and turned into products that are strong as steel. Countless Alloys Available in countless al loys, tempers and finishes, aluminum lends itself to vir tually any home-building job. It is non-magnetic, nontoxic, nonrotting, nonrusting and vermin-proof. It can be per manently colored. Once in stalled, aluminum products protect your investment in your home, cut maintenance to a minimum to give you a lifetime of chore-free week ends. Aluminum harmonizes and blends with other building materials. Homes remodeled with aluminum are easier to live In, easier to rent and sell, easier to insure and mortgage. They cost less to heat and cool. And, perhaps the big gest plus of all, they're safer. For aluminum is non-sparking and, of course, fireproof. In houses going up today, dozens of aluminum products are used. Siding, roofing and reflective Insulation, duct work, doors, windows and cus tomized bullt-ins . , . these products need no painting and no maintenance. Not when they're aluminium! Hevi'StotedW Gives All Floors Distinctive look Many new and distinctive floor treatments for any room in the house, are now possible with "Scored Tile" - a new product of the American Olean Tile company. This new, glazed ceramic tile boasts a tough, long-wearing crystalline glaze developed for use on floors in the home. They are easy to clean, and offer permanent beauty. "Scored Tile" Is a 4V."x 414" glazed interior tile with straight grooves cut into the surface; the cement grout flows Into these grooves Just as it does in the joints around it. This creates an effect in which the grooved sections seem to be smaller, individual tiles. Each scored tile can be combined with Identical tiles, with other scored designs or with unscored crystalline glazed tiles. It thus offers a potential of literally hundreds of patterns. These are set as individ ual 4V4" units; they have self-spacing projections which enable them to be set quick ly. . . . uniformly and with straight Joints. For tiling walls - and also the prefect complement to "Scored Tile" floors-Is Amer ican Olean's "master . set" -new type of mounted glazed ceramic tile. These tiles are mounted on a specially-developed paper thin sheet, permitting place ment of as many as twelve at one time. Twelve, 4'4" tllrs may be Installed in one unit - or - 9 larger size tiles-and they go from carton to wall without soaking. Individual tiles or sections, can be cut or snapped from the master sheet, easly and quickly. This new tile permits sub stantial savings of time and money, on glazed tile installa tions, particularly on large areas. Sound Financial Program Is Important in Modernization Home modernization and Improvements planned for 1960 should be based on sound Individual family financial programs, and on considera tion of present and anticipat ed Income in relationship to current and anticipated living expenses. These include such items as mortgage and car payments, taxes and food. Responsible e o n t r actors, material dealers, and lenders have a cooperative interest In helping homeowners In their communities realize their hopes of doing such projects as enlarging kitchens or build ing more bedrooms for their growing families, because such improvements add to and maintain property values. However, If accomplish ment of such projects Involves substantial loans, it will pay to take a well considered look at the overall family financial situation in view of possible uncertainties that could de velop in the Immediate fu ture. Family financial well be ing is of primary importance. Supply of Credit The supply of credit avail able for home modernization and improvements should be adequate to meet all soundly based family programs during the coming year. A homeown er has several sources for loans at his disposal. An important one is the holder of his mortgage. Some mortgages include "open end" provisions that provide for advances which do not exceed the original amount of the mortgage.' In cases where mortgage contracts do not con tain such provisions, lenders may suggest some other solu tion. One would be: in cases when a mortgage is well paid down and the proposed Im provement would involve a substantial amount, then the mortgage holder may suggest recasting the mortgage instru ment entirely. This process could be expensive. In any event, the homeown er peeking to incorporate his modernisation or improve ment costs in his mortgage will pay interest on the new funds borrowed, at rates ex isting at the time the new loan is made. Volume of Loans By far the greatest volume of home modernization and improvement loans is made by banks, either by their own plan or in conjunction with Title I of the Federal Hous ing Administration. Bankers realize that the re pair and improvement of real property conserve its value, contribute to the development of a sound economy, and make the community a better place to live. This view is supported by recent studies made by the Advisory Committee to the Instalment Credit Commis sion of the American Bankers association, in which banks in all parts of the country re ported the volume of their home improvement loans as Increasing, despite "advanc ing prime rates and interest." When it is considered that these loans are usually made on a 36-month term, the pay down on outstandings pro vides new money for lend ing every month.
