Virtually alt the suburban small acreaRO, or fractional ucreape tracts in the Medford district, with the Irrigation ditches und Med ford's water system, have all city conveniences, except sewer sys tems, and without the burden of city taxes. The more extensive use of the septic tank for disposal of sewerage has eliminated the unde sirable features arising from lack of direct connection with the city sewer system, and has incidentally j 'sh. increased the sanitary standards of out of town domiciles. Many householders of moderate means have come to realize that with our productive soil and favor able climate, that a plot of ground ranging from one-quai-ter to an acre or more makes it possible for garden produce, fruit and berries to be raised which will Increase the family income through cutting down the grocery bill of expense. The more extensive use of motor busses by traction companies will result in many sections adjucent to tho highways with terminals in Medford und city which may enjoy rapid mass transportation to tho city. This will be an important factor in development of Med ford's suburban centers. Small and fractional ucrenge de velopment has been most exten- -sivo , , tho past . your along tho marches of the city between Med ford and Jacksonville, the result of the building of the paved high way between the two places. The most of these homes are mansions directly along the highway, while the lesser expensive homes are in the rear and extending both ways from the highway. To the north and south of the city on the paved Pacific highway a number of costly home sites are under development, while directly tributary to the highway the smal ler homes with larger tracts are being fastly settled. The coming year will nee large development of suburban homes out east of Medford in the Rnxy Ann district, since a large number of sales of land have been made under the Medford irrigation canal by the district for delinquent water charges. Most of this land has been wild land heretofore, hut since water is available It will jp G ESSj LUMBER n number of local citizens are tak ing a great deal of interest in them.
