Good general condi- j tions, location, 1 quality of soil, roads, proximity to schools, what it ! will produce, condition of title, sur roundings, etc., are factors in val ues. The men who want land these days are not the so called ‘‘suckers.’ They know. There is no use tryin- to bluff them. They prefer rav land at a cheap price rather thar the poorly improved kind. You can | not make any money on a bluff or this project. Either do your work well or don’t do It. This is what makes actual values w hich are the same as saleable values.
