What Makes Property Values?
What makes property valuable?
Or what makes it saleable at a good
price?
Many things. Good general condi-
j tions, location,
1
quality of soil,
roads, proximity to schools, what it
! will produce, condition of title, sur
roundings, etc., are factors in val
ues. But one other important fea-
I lure on the Umatilla Project must
not be overlooked. In fact it comes
in for a big share of the considera-
tion in the deed. It is that very im
portant Item of how well has the
work of improving the land been
I done.
Has it been well leveled and bor-
Idered, or has it been done by the
hit or miss and guess methods?
| Have the ditches been proper!)
placed and of good size with propel
; gates, or are they small and on the
up grade and carry little or no wa
ter? Can you irrigate an acre an
hour or a day? When the water is
turned off has it reached every spot
or left some to dry out or produce
thin hay? Is the stand of alfalf:
uniform and good, or is it- thin and
scattered?
When fall comes de
your stacks measure well up with
your acreage, or is there a disap
pointment in shortage?
1 And yet you want the same price
for your land as the fellow who
knew how and did put his land in
shape.
The men who want land these
days are not the so called ‘‘suckers.’
They know. There is no use tryin-
to bluff them. They prefer rav
land at a cheap price rather thar
the poorly improved kind. You can
| not make any money on a bluff or
this project. Either do your work
well or don’t do It.
This is what makes actual values
w hich are the same as saleable
values.
