Cosgrove, Esq., as trustee, in favor of Budget Finance Company, as benefi ciary', dated March 30, 2007, recorded April 23,2007, in the mortgage records of Morrow County, Oregon, as Microfilm No. 2007-19204, the beneficial interest thereafter being as signed to Budget Funding 1, LLC, by instrument recorded as No. 2007-19582 on June 18, 2007, covering the following described real property situ ated in the above-mentioned county and state, to-wit: All that portion of Lot 4, Block 2 West, Section 25, Township 5 North, Range 26, East of the Willamette Meridian, in the City of Irrigon, County of Morrow, and State of Oregon described as follows: Begin ning at the Northwest Comer of Lot 4, Block 2 West; thence East 160 feet to the point of beginning of this description; thence South 100 feet; thence East 118.94 feet; thence North 100 feet; thence West 118.94 feet to the point of beginning. Both the beneficiary and the trustee have elected to sell the said real property to satisfy the obligations secured by said trust deed and a Notice of Default has been recorded pursuant to Oregon Revised Statutes 86.735(3); the default for which the foreclosure is made is grantor’s failure to pay when due the following sums: Monthly payments due July 2007 through September 2007, for a total of $1,796.82, plus late charges of $29.94. Notice is further given that any person named in ORS 86.753 has the right, at any time prior to five days before the date last set for the sale, to have this fore closure proceeding dismissed and the trust deed reinstated by payment to the beneficiary of the entire amount then due (other than such portion of the principal as would not then be due had no default occurred) and by curing any other de fault complained of herein that is capable of being cured by tendering the performance required under the obligation or trust deed, and in addition to paying said sums or tender ing the performance necessary to cure the default, by paying all costs and expenses actually incurred in enforcing the obli gation and trust deed, together with trustee’s and attorney’s fees not exceeding the amounts provided by said ORS 86.753. In construing this notice, the singular includes the plural, the word “grantor” includes any successor in interest to the grantor as well as any other person owing an obligation, the performance of which is secured by said trust deed and the words “trustee” and “beneficiary" include their respective successors in in terest, if any. Boardman Police Chief John Zeiler confirmed a body was discovered, but only released minimal infor mation. Zeiler said the man didn’t live in the area. “That one’s kind of touchy right now,” the chief said Thursday morning. “The family hasn’t all been notified - his kids haven’t been notified yet.” Zeiler expected a press release to be issued after Christmas.
