NEW PLATS BEING OPENED Many Cottages and Homes Are Going Up In New Tracts, Wblle Great Building Activity Is Shown In the Suburban Districts. Real estate sales on the East Side dur ing the week showed an increase over the two weeks previous. Those handling suburban property say they are well satisfied with sales and the outlook. This Is especially the case with the newer additions. Including the Rose City Addi tion and East St. Johns. Hardly -a week passes without the announcement of new plats. All along the Peninsula real estate Is active. New cottages are springing up In the new tracts all the wav down to the northwest end. Purchases In the suhurbs are made in nearly every in stance by homeseekers, and the ink Is hardly dry on the deed of transfer be fore ground is turned for the foundation of a cottage or house and a load of lum ber is being delivered. This movement, too. Is free from the boom spirit. On. the contrary there is every evidence of substantial, permanent growth. This is manifested In the erection of homes in all directions. No account of building permits is kept in the suburbs, nod hence the daily issue of permits for the city by no means indicates more than perhaps 70 per cent of the actual number of dwellings under construction on the East Side. This indicates that Portland is becoming in the widest sense a city of homes. Men of moderate means find no difficulty in securing a lot or quarter block in the suburbs. It is now conceded that Portland offers the wage-earner unlimited facilities to own his own home in some one of the East Side suburbs. If an acre or two Is wanted the land is to be had at rea sonable prices on any of the suburban railways, and acreage sales show that this class of property- is finding ready Bale. Developing Business Centers. Experiments in both East Portland and Alblna In the opening of first-class busi ness houses, with modern conditions, are proving successful. Conditions are chang ing. When a man started a business In East Portland or Alblna heretofore he was advised that a second-class line of goods was all that was necessary and all that conditions would warrant, but there , has been a revolution within the past few months. A large furniture house was started in East Portland with mod ern up-to-date surroundings. The finest goods in the city were placed on display. Old timers shook their heads, but the proprietor went on and did business on new lines for the East Side. He has more than made eood, and demonstrated that an up-to-date establishment on the East Side will win out. And others are following the same line. Last week a house was opened on East ' Morrison street with up-to-date conditions and high-grade goods. The display was an Innovation, but It "took." People on streetcars craned their necks looking out of the windows at the up-to-flate display. They had not seen suoh a thing on the East ade before and were astonished. Last week over 100 of the leading busi ness men of the Bast Side got together In Oddfellows Hall. Grand avenue. They told stories and smoked and made speeches, and witnessed a sparring match. There was some muslo. It was the first time such a gathering was ever held on the East Side. Everybody felt better for the meeting. One thing was brought out, and that is that up-to-date methods will be adopted by East Bide business men. Display windows are lighted, stocks are of the higher grades, and are arranged more attractively; itreets are to be Lighted more generously and kept cleaner. Minister Buys a Home. Rev. James B. Corby, the new pastor tt the Church of Good Tidings, First Unlversallst, has beoome a property wner In East Portland. He has pur Shased a lot of Otto Nelson in block IS9. East Portland, for 300O. There Is a sottage on the land. It Is near Bast Burnslde street. "Will Build Fine Home. Lewis Montgomery has purchased a ftalf block on East Salmon street, be tween East Nineteenth and Twentieth itreets, upon which he will erect a mod rn residence, one of the finest on the East Side. The dwelling will stand on the quarter on East Twentieth street, while the other quarter will be oocupied as an extensive garage for Mr. Mont gomery's automobiles. Provisions will be Jiade for driveways and flower gardens. Architect C. C. Robblns is drawing the lans for the residence and buildings, the cost of which will be about $16,000. The residence will be of the olasslcal and colonial style, with broken face stone pavements, verandas, pedestals, but tresses and copings. It will be. the most expensive residence built on the East Side - since the erection of the Walter Burrell home on Hawthorne avenue. Mr. Mont gomery is a member of the firm of Mann 4 Montgomery, timber dealers. The College Endowment Association sold a half block on East Main between Second and Third streets for J16.O00. a remarkably low price for that locality. W. P. Hawley Is the purchaser. It was probably on an old contract. In Alblna. In block T. John F. Daly sold lots -3 and 4 to Mary P. Mont gomery, on Loring street, for $8000. Mo Danlels bought 05.500 worth of property located partly In Sunnyslde and, partly In Caruthers Addition. In Williams Avenue Addition, Edward Diek sold to John Verran lots 8 and 4, block 79. for $40in. Also In this addition Ira Paulson sold lot 17. in block 11, to Kate E. Devaney for J300O. In East Portland. Mary Bahler bought of J. B. Davidson lot I, In block 149, for $6910. In Sunnyslde, Louise and John Boldt sold to Frank M. Plelter lot 1, in Block J, with Improvements, for $4136. Also In Sunnyslde, Albert O. Sherman sold lot 1, In block 50, for $2009. J. . Johnson sold lot S, in block 47, Sunny slde, to Frank W. North for $1300. The First Baptist Church, of Portland, has bought lots 7 and . block X, Haw thorne Avenue Addition, for $1054. In Lower Alblna. The sale of block 55 in Lower Alblna during the week for $24,000 may mark an Important movement in that portion of' the city, where there has not been much realty movement. This block Is in the warehouse, or factory district. It was the property of the Montgomery estate, and was bought by O. G-. Edwards as an Investment. The main portion of the property in Lower Alblna is considered In the warehouse or factory district be cause it Is along the O. R. & N. right-of-way. Several new large establishments hav already gone into that district. The Acme -Milling Company has completed a large mill costing $40,000. The Ingram Company is erecting a vinegar factory on Alblna avenue and Goldsmith street. IK v When the Foster block on Alblna avenue has been out down it will mean more business property for that section. The movement now is to cut down all the high lots on Goldsmith street and Mis sissippi avenue, an average of 20 feet. The work being already under way. It will also mark the disappearance of some unsightly shacks. Some minor sales have been made in this section. In the original townsite of Alblna. Estes Hill sold to F. A. Bredemetrer lot 13. in block 4. for $2850. Simon Abraham sold to M. T. Osterhout lot 23. block 1, in Alblna. for $4000. In the Electric Addition to Alblna the Peninsula Real Estate Company sold to B. B. Holmes several blocks for $6000, the most Important sale in that addition for the week. Lots S and 4, in block 56, Alblna. were sold by Ida H. Gorrill to J. P. Williams the southwest 7SxlO' feet of lot 3 and 4, block 56, for $6000. Marsh'fleld Tract Sold. The sale of 70 acres of the farm of Mrs. H. J. Marshfield adjoining Monta villa to S. panton has been confirmed. The price paid was $800 per acre." and the new owner will plat the property. The tract i east of Montavilla and north of the Base Line road. Mr. Spanton an nounces that the streets will be graded and city water conveyed to the tract as soon as it can- be done. S. Nichols sold to E. T. Raddant 18.1 acres in section 19 for $13,620. Arthur P. Prler transferred to Margaret Dossche 10 acres in section 15. Price Is not an nounced. W. W. Fraisher sold two acres to Charlotte T. Fraisher . in William Cartes donation land claim for $200. Arthur P. Prler transferred to Margaret Dossche 10 acres in section 15. Price is not announced. Frank Grasel transferred a parcel of land In section 10 to Wesley Allen for $7500. Mall & Von Borstel have sold for Fred Hoecker, house and lot, corner of Twenty-sixth and Bast Pine, to Lester M. Leland; consideration. $2500. Will Erect Four-Story Building. W. L. Morgan, who began to erect a j three-story brick structure on Grand avenue and East Stark street, has de cided to put up a four-story struc ture. Plans are being changed for the addition. The fourth story will in crease the cost of the structure from $35,000 to $45,000, but Mr. Morgan feels justified in adding the extra story. This will necessitate putting in an elevator. Foundation for the building is nearly completed. On the sides facing East Stark and the west several hundreds of wooden piles were driven to secure firm footing for the walls, owing to the nature of the ground therft. Brick and other building material are on the ground. WORK ON THE PENINSULA. Plant for the Union Meat Company Delayed Awaiting Machinery. On the site secured by the Union Meat Company on the Peninsula, com monly called the Swift enterprise, a vast amount of work must be accom plished before building begins. Work on the deepwater canal leading from the Columbia will begin as soon as the two dredges which have been or dered are delivered. Draln&ge is to be provided, and when the Portland & Seattle out and trestle are completed across the Peninsula and the road put into operation, it is the purpose of the owners of the plant to be ready . to start up. A street' rumor was current that work on the plant had stopped because of the impossibility of Swift & Co. to float a large loan in the East on account of the tight money market. The loan was said to be offered to provide an improvement fund, and un der normal conditions doubtless would have been easy to float. People in Portland In a position to know the facts say they know nothing of the matter and say further that work is progressing on the new site as rapidly as conditions warrant. Yesterday's Building Permits. - J. H. Shields has taken out a per mit to erect a $5000 two-story dwell ing on Vancouver avenue, between Killings-worth and Pearl. C. L.
