Since the adoption of the updated ordinance, the city has received several formal and inform al requests for changes in the zoning of p a rtic u la r p arcels or amendments to the text of the ordinance itself. A t its January meeting, the commission decided to begin a series of hearings on the requests that w ill begin Wednesday and continue with the March meeting. Persons who w ish to challenge the ordinance have until Feb. 15 to File their appeal w ith the city. The firs t appeal next Wednesday a ffe c ts the comprehensive plan It is the only one that does this. V. J. Keating, owner of the site of the previous Mt. Hood Animal Clinic, 37820 High way 26. objects to the change of the zoning for his property. A com prehensive plan amendment would also be necessary. The area on both sides of U n iv e rs ity S treet was previously shown as low density residential in the 1974 comprehensive plan. The zoning, however, was C-2, general c o m m e rc ia l, in c o n flic t w ith the plan designation. During the 1980 plan up date the area was designated high density residential anti the zoning changed to R-3, high density residential, in c o n sid era tio n of the predominant land use pat tern in the area and to provide consistency between the land use plan and zoning designation. The second item w a request by B illie M cNutt, 38336 Hood S t., fo r a modification of the horte occupation provisions of the zoning ordinance. She operates a hypnosis center in her home. The property is zoned R-3. The Municipal Code establishes standards for home oc cupations. Home occupations are not listed as a permitted use in the R-3 district. The home occupation standards make provisions for lim ited signage of home occupations, however, no provisions are made for signing her home occipation in the high density zone. Her request is for a small iden tification sign, although it is not perm itted under the present standards The final item could affect the future of a proposed senior citize n housing complex in the city. A staff-initiated request asks the commission to consider the commercial zoning for p ro p e rti« be tween Pioneer Boulevard and McCormick Drive. These properties offer good o p p o rtu n itie s , ac cording to the staff, for conunercial development for the frontage on Pioneer, but also have unique problems due to the topography and the dual fro n ta g e on McCormick, an im portant residential collector street. Due to the likelihood that vacant properties south of M cC o rm ick D riv e w ill develop in high density residential uses, potential for c o n flic t arises if the p ro p e rtie s n o rth of McCormick Drive develop under the present zoning standards. Under the current zoning provisions, a proposed senior citizen complex would not be permitted. At its last meeting, the Sandy City Council initiated through the commission a public review of a proposal to reduce the amount of off- street parking required for the complex based on a variable bedrooms-per-unit ratio. That should also be on the Wednesday agenda.
