(Post photo) PROPER PLANS make the difference in home remodeling. Here draftsman Curt Hoag of C 4 L Remodelling requires planning professional service would be for draftroom time and actual cost of the prints. There are horror stories of people without proper plans. Sometimes the story ihvolves not planning for proper return on the investment. Hall recalls a client who wanted to remodel a basement. Knowing that houses with basement bedrooms and baths don’t sell well he ad vised the family to design a small addition to the front of the home and a small ad dition in back. h a n d le r Hall said of the'26’ ' The back addition gave employes he directs in local them a master bedroom and remodeling work with bath, while the front addition provided a new kitchen. partner Les Edgren. ONLY ONE BATH? lack of proper plans and ‘ We find that in a lot of designs ‘‘So many times proper older homes with only one and wasted planning can save many bathroom dollars,” he said. ‘‘A lot of space,” Hall said, ‘‘that time in do-it-yourself redesigning of the space can projects, a lot of money goes many times result in room down the drain when people for additional bathrooms have to call us two years without building additions ” The same could be said of later to redo things And basically it's because of the searching for extra space for cabinets, cupboards or planning.” Hall believes so much in closets, he noted HOW MUCH? proper planning and design Remodeling costs are not that his company offers free drafting assistance and small but the investment is blueprints to anyone who has almost always recouped upon resale, Hall said a project in mind Also, remodeling an If the person decides to do the project on his own. then existing home may be an the only charge for the inexpensive alternative to Thinking about remodeling your present home? For Sandy area residents, that may be the most practical way to go, given the comming tighter mortgage m arket and spiraling property values. And if done with proper plans and consideration for resale value, remodeling can even be a good home in vestment, says Clark Hall of Sandy’s C & L Remodeling. It’s hardly an original idea, however. “Our work load now is about as great as we can building a new home or moving to larger facilities as the family and family needs expand. Typical home remodeling jobs cost between $1,600 to $5,000. To add a bath runs arount $2,600 to $7,500, depending on the amount of cabinets, style of cabinets and amount of appliances, Hall said “Without proper planning, though, it’s possible to spend $5,000 without realizing a dime on your investment,” Hall warned. He noted that Sandy area remodeling projects show a trend toward conservatism. People just don't want to spend money foolishly or just for livability. They view remodeling as an investment in the future.” THE VET’S BEST BUY Remodeling may well be the veteran’s best buy. Hall noted, because G.I benefits continue after a home is purchased. One third of his total business is financed by state G.I. loans. A veteran can now borrow up to $42,500 for home pur chase or remodeling on each home. He (or she) would be eligible for a second pur chase, too, if the first home was lost due to divorce or change in location for work or family needs A lot of people think they will lose their Veteran's Administration loan after their first home purchase, “and they will if they ever pay their house off,” he said. New state rate is 5.9 percent on additional monies borrowed for remodeling, he noted, but there are people around with 4 percent VA loans. Hall anticipates rate increase in all con struction (remodeling in cluded) of about 1.5 percent per month this year, a trend that has continued since World War 11, The cost of housing doubles every five years. ‘‘And that makes home remodeling an attractive alternative,” he said. Local lending institutions are moving more into the remodeling market this year more attractive with home improvement loan policies. Kent Hall of Clackamas County Bank reports that very few home improvement loans are being rejected at this time, with the bank going out as far as 10 years with 10 percent interest rate.
