NET “WALK-AWAY” CASH
How much cash will you
walk away with from the sale
of your home? I can help you
arrive at this figure. During
your listing appointment, I
w ill help you set a selling
price for your home. Based on
that price. I’ll give you an idea
o f your expected expenses and
your estimated proceeds - or
net “walk-away” cash.
Take the sales price and
then subtract anticipated costs,
such as any mortgage payoff
penalty, discount points (pre
paid interest paid to the lender
by the seller), closing costs,
taxes, broker’s commission,
and usually the largest cost
o f all, paying o ff the old
mortgage balance. Add in
any anticipated prepaid tax
reim bursement or escrow
reimbursement. The bottom
line is your net cash from the
sale.
(Whether you pay taxes at
all depends on the size o f the
profit. If your profit is over
$500,000, and you're a joint
filer, there will be no capital
gains tax to pay.)
