Not until this Im oone, some assert, can the service be satisfactory Three or four years ago, when the present real estate and Retail dealers eHtabllshml unpretentious orrices and stores alone the line, the houses in view from almost shy of the now thrlr Ing suburbs could oe counted on thu figures of one hand, and the hand In some cases didn't hirTe to have the full complement of digits. In this short time hundreds ot nomes have sprung up mushroom-like, until almost the whole line Irom Crouton to Lents looks like part and parcel of Portland. And It's no extravagant Idea to foster the thought that the city's boundary will extend southeast to I.ents and add some 16,000 more sons and daughters to her brood. Evidences of Prosperity. Foster county road is being converted Into a hard surface thoroughfare at dif ferent places, which became necessary on account of the heavy traffic. All along this busy road there is evidence of prosperity and progress. The pretty bungalows' and comfortable houses on all sides give a decided assurance of growth and stability, while the num erous dwellings In course of construe-' tlon, and the many oxcavatlons to be seen everywhere, snow great faith not only in mat direction but In Portland. The positive attitude of the people who lire investing and building homes In that direction Is commendable. What leads them to believe that they are lo cating rlg!it Ih the general and wonder ful growth o. the city, which Is fast encroaching on the southeastern su burbs. The telephone company comes in for a large share of criticism along this line, many people clamoring to have telephones installed In their places of business and in their homes. Insuffi cient cable accommodation Is said to be the cause oi the trouble. The realty dealers are loudest In their chagrin at not being able to get telephones. When ever there Is one telephone taken out it is eagerly secured by one of those on the big waiting lint. A visit to tho stores In the Mount Scott localU.es reveals the fact that almost any commodity can be Becured without coming to the city. Nearly everv line of ousiness and profession Is represented. In many of the stores large well-se'ected stocks prove that the local trade Is exacting and the pat ronage good. Growth Bapld and Steady. ITlvn venrH aeo IntS was II little country place six miles southeast of Portland reached by the O. W. I, rail way's Mount Scott line. The Inter vening country was mostly vacant land, only a few farm houses here and there peeking through the brush tracts. So light was the trnfflc over the line that two curs running each way every 40 minutes up to 11:20 p. rn. were suf ficient to accommodate the ruralltes. Lents is now the southeastern part of the Mount Scott district which has a population of about 15,000. To han dle the heavy traffic today ewer 50 cars not ordinary streetcars, but big couches running on a standard gauge track are being taxed. Pros perlty is In evidence all along the line. The first impression one gets of the hundreds of comfortable ana many cost ly residences ts that they are home not rented houses. One can almost pick out rented houses In any community, as ihe same care or attention is not given to property by people who are likely to vacate it at any time. Much cpuld be written about the progress which Is evl dent all over the line, but space does not Dermlt. At Creston. Anabel, Archer Place, Myrtle. Stewarts, Laurelwood, Arleta, Kern Park. Flrland. Nashville. Fre mont, Woodmere, Grays Crossing and Lents there Is evidence of activity on every hand. Scores of good substantial homes are to be seen In course of con struction. Sales are being made dally to newcomers who will build homes at once. The natural conditions are ideal for suburban homes. The soil generally being a llgnt gravel formation. Trie stores approaching the bridge are anything but modern and there seems to be no attempt even to keep them respectable looking. Every thing from there to Grand avenue. In cluding the bridge, has a dingy appear ance and more than the old bridge has a tottering appearance. Hawthorne Avenue Building Up. ' Hawthorne avenue Is brcomlnir a busier thoroughfare every day and Is building up fast with modern and hand some residences all tho way out to Fif tieth street. Around Sunnyslde Is very lively; quite a business center is being built tip there, and the general appear ance of streets crossing Hawthorne avenue has been enhanced with first class homes, Conklin Hros. having con tributed to the building up of the dis trict to some extent by erecting very pretty houses in numerous designs. The Junction of Hawthorne avenue and Forty-ninth street is Uiklng on a different aspect lately. Sewlckly and Hawthorne Place, tho two additions re cently purchased and placed on the mar ket by tho Portland Realty ft Trust company, are located at this point. Al though barren eight months ago, these tracts are building up rapidly, 17 homes having been built and occuplod. While this whole district is growing fast, none nas shown more rapid development man incseTWo additions. Creorge W. Brown, president of the Portland Realty A Trust company. Many homeseekera are taking advantage of the low prices and easv terms to secure ultes there. The Portland Realty & Trust company report the sale of nfne lots, and two houses during this week. Oreat Growth of Creston. . Creston, lying directly north of the Powell Valley road, Is showing a great growth and "the homes are us a rule modern and attractive. Although tho site was only platted in July, 190S. there are now about 85 houses at Creston. There Is a fine school here, which had to be enlarged lately to accommodate the pupils. From four to six more rooms are promised for 1909. Many new houses are In course of construction. A woodyard, flour and feed store, two groceries, drug store, collar factory and a weekly newspaper, the Mount Scott Tribute, serve the community ut present. Some one has great faith In the future of Creston. for there la a new row of fine stores standing all ready for occupancy. Doubtless they will have early tenants, for tho population Ih steadily increasing and business will also Increase in proportion. A new Ro man Catholic church is being erected opposite the Powell Valley school. Anabel, the next station, was platted about three and one half years ago and has shown that It Is a favorable loca tion for homeseekers. There are now about 100 houses In tho district and fully one dozen more are under con struction. The main thoroughfare here is being Improved with crushed rock. With the Powell Valley school only a quarter of a mile distant, and the church at Creston, it is a favorite location for those who have children of school aire. Although quite close in there is lack of telephone service and no one feels tne toss more than F. I. Mltcheltree, the real estate dealer there, who has had an application in since last May, followed by another paid application about five months ago. As yet no serv ice is forthcoming and he has no assur ance that he will get it even a year Archer Place next Station. A little over three years ago Archer nace was nownere; now it Is decidedly on the Monnt Scott line, and as an evi dence of its repaid growth, about 100 homes stand testimony. About a dozen houses can be seen in course of build ing. From the inquiry for vacant lots It would seem that many more houses wm De ouiit tne coming spring and summer. Contracts have been let for an addition of eight rooms to cost $30,- 000. Modern homes tfre going up on all sides. There are at least 40 homes now In course of construction and many more will be started In the near future. The Woodmen of the World contem plate the erection of a building this summer. The main street is being ma cadamized and the side streets are be ing improved. The retail business is well repre sented. Churchill & Ross, real estate dealers at Laurelwood, will oommenoe operations on their new business block In a few weeks. It will be a two-story building consisting of four stores on tho ground floor with offices and lodge rooms on the second. The third story will probably be added before the sum mer is over. Bern Park Also Improving. Kern Park Is a desirable location and Is showing healthy algns of activity. About 100 houses have been built in the last four years, and about half, a doien modern houses are now being con structed. There are three stores at this point, which 1 qlute close to Arleta. rirl&nd a Beauty Spot. It Is only about three and one half years ago that Flrland got its name ana start as a community. It Is a beautiful little suburb composed principally of business and professional men who spend the days in tne city at their places of business. The main thorough fare Is parked and the building restric tions assure a good ciass ot homes. New homes can be seen in all direc tions and it is reported that 26 are now in course of construction within six blocks of tho station. Dorman & Roche, the real estate agents at Flrland. report a brisk demand for building sites in the locality and look for even a greater growth than ever this spring and summer. xrasavllla a Pavored Spot. People who have not been over the Mount Scott line lately have little con ception of the pretty suburban towns in that district. Nashville, with all city conveniences, apparently Is a favored spot. It Is built up with- fine houses which are half concealed by the nr trees which abound there. Lying at an altitude of over 300 feet above sea level, and sloping gradually from the center. It is naturally healthy. The nature of the soil makes fine, walks. The center of this addition Is at Mil lard avenue, where large, well-stocked stores are situated In which can be found the necessary household commodi ties. Nashville claims an opera house, where theatricals and other amuse ments help to make the peoplo even happier. The K. O. T. M. has a hall Many prominent people have beautiful homes at Nashville; numerous resi dences costing from , 3.00 to $7,000 each. It Is said thatMhcre is a good fluid there for a furniture store and moro general stores. He was the first to see the natural advantages of the district, ana no man ever had more faith In the fu ture of h nlace than Joe Nash had and Htill has In Nashville. It Is needless to kiiv tint Mr NTnsh's efforts are al ieilv crowned with success. Fully 20 homes are now being built, and there will be. no cessation of activity during the summer. -Nashville has a cnurcn and u school and about 16 business places. Tremont Attracting Attention. Tremont addition was platted three years ago when there were only four houses In sight. There are now about 100. Twenty houses have been built In Brentwood, a part of Tremont addi tion soffth of Altoona Park which is receiving favorable attention lately, and which will likely be the scene of home building In the spring. Woodmere Not &agglxur. This pretty suburb was placed on the market by the Portland Realty & Trust company in March 1906. It ap pealed at once to the public and in less than five weeks all but a few scattered lots out of the whole 400 were sold. At that time the prices ranged from $160 to $200 on easy terms. The arectlon of very fine homes above the Average and other Improvements Increased values materially and R. K. Allen, real estate dealer, reports ready sales of available lots.
