When the Swifts located themselves on the Peninsula a little mora than four years ago. great things were expected In the development of that part of the city. In the line of In dustries outside of the great stockyards and packing plant, and this expectation has been mora than realised. This manufacturing district extends . from the Willamette River eastward to Troutdale. between Columbia boulevard and the Columbia River. Already the U.-W. R. i N. Co. Is completing ths new branch from Troutdale to St. Johns. Th Iron la now being laid on the new ly constructed roadbed. Resides, being the main Una of the O.-W. It. N.. to avoid the steady pull between Portland and Falrvlew through Sullivan a Gulrh, this line provides trackage and freight facilttlea for the concerns which have already established themselves In th Columbia Slough district, and opens a large territory for manufacturing pur poses. The farms of the pioneers In Columbia Slough district have been sold at a rate averaging from Jitf to 11800 an a. re. The Mon arch Lumber Company's plant, which was recently bought by the Mount Hood Railway Company, represents an origi nal Investment estimated at f 1.000.000. These are some of th Important In dustries now In operation. Others are coming In. The J. S. Beall Manufactur ing Company has secured a tract on which It will erect a plant for the man ufacture of steel culverts, and materials f ,r railroads and contractors. It owns a three-acre tract. Th Holmes Milling Company recently secured an acre and a half south -of Columbia Boulevard, on which It will erect a feed and chop mill. The most of these plants were estab lished within th past year, and furnish a good Idea of the progress being made In th district. Another concern, rival ing In Importance th Colon Meat Com pany, la to be established on the Penin sula. Factory Sites Claim Area. Th programme of the Peninsula In dustrial Company, the corporation which took over th holdings of the Swifts to th amount of 2140 acres. Is to make It th great factory district of th Northwest. It embraces a territory nearly flv miles square, extending be tween Columbia Boulevard and the Co lumbia River. It does not Include th territory that reaches eastward to Troutdale. which the new branch rail road of th 0.-W. R. N. will bring within th manufacturing son and must be considered In connection with th futur of th district. An exten sive system of docks and canals Is con templated. Canals and railroad spurs will be run through th district. Th canal system will be planned to connect deep-water lakes on th Peninsula with the sloughs that now exist. Growing out of th movement In the manufacturing district. Kenton has sprung tip and has thrived, being th business center of th district. First, a modern bank building waa erected, and there are now a dosen first-class concrete buildings. Including a JS0.00O hotel, where there was nothing but brush two years ago. Attractive homes hav sprung up ail about Kenton. Th property-owners hav asked to hav 1 ef th principal streets paved with Weatrumlte. which will b manufac tured at home la th new plant just es tablished, at a cost of about S300.000. It is estimated that Kenton baa a pop ulation of JiXJO. and will hav mora as soon as th Board of Education erects the promised eight-room achoolbous. Improvements Are Planned. .Beginning at North Alblna. a general system of sewers and hard-surface pavements la contemplated on th main streets, to connect with Lombard street, which runs through th middle of th Peninsula, and all of which will con nect with the manufacturing district along th north side, preparatory to th street Improvements, tha City Engi neer has been working on a sewer sys tem that will cover th whole of th Peninsula. Sewers must he laid before th pavements are put down. Th gen eral system of boulevards on th Pen insula, which Includes Willamette and Columbia, skirting th Peninsula along th Willamette River and Columbia slough. Portland. Patten. Willis. Ports mouth, cutting through north and south, affords remarksbl facilities for envelopment not offered by other por tion of Portland. Prancla I. The residence district on the Penin sula will he along the tit. Johns electric railway. Lombard street and the bluff overlooking the Willamette River, while the manufacturing district will be on the north side. Willamette Boule vard, along the bluff overlooking Wil lamette River. Is one of the most at tractive driveways out of the city. A trip out Willamette Poulevard through St. Johns and return by way of Colum bia Boulevard will bring to close view the great future In store for the Penin sula. An architect is preparing plans for seversl new buildings for Columbia University. Involving an outlay of more than fIOO.000. A gang of men emoloyed by th Ladd Estate Company Is at work mak ing trial borings at th sit of th great steel and concrete viaduct that Is to be built across the Southern Pacific main lln at Eaatmoreland. Th viaduct la to b 100 feet long and of rnasslv construction and will be th only over head entrance to a residence addition in Portland. It will carry the street railway that la to be built to and through Eaatmoreland Immediately by the Ladd Eatat Company and there will also be a driveway for vehicle traffic and a walk for pedestrians. Th roadway will b 40 feet wide. plans for the viaduct have been pre pared by Whltehous FouiLboux. ar chitects, who have designed an orna mental structure. Th Southern Pa cific bridge crew and plant will b em ployed In constructing It. It will clear the Southern Pacific Railroad track by 14 feet and construction will b of sufficient strength to carry th larg traffic that will develop rapidly after streetcar service Is established. The Eaatmoreland carllne will be a branch from tha tie 11 wood carllne on Mllwaukte street and will be broad gauga. It wiU be ovsc a mil la length, and will pass easterly from Milwaukle street along Bybee avenue across tho viaduct to East Thirty-second street and thence to Rex avenue. This road will be built without delay and probably will be completed by early Summer. It Is Intended to have service direct between Eastmoreland and the city and the service will be improved gradually aa the demand re quires. The viaduct is to rest on concrete piles and the borings that are now 'being made are to determine the amount of excavation that will be nec essary to-provide substantial footings. The only entrance to Eastmoreland will be by means of th viaduct. Eaat moreland haa the highest building re striction of any residence section of the city, the restriction in some parts being aa high aa 10.000. The demand for lots so far exceeded the anticipa tions that It was necessary to open the second plat before the oat first Intended. HILL SITES ARE IN DEMAND Building- of Electric Line Will At tract Homcfcoeicrs. It Is only within the past decade that the hills west of Portland have corn to be appreciated as homesltes. On ac count of lack of transportation priv ileges the country west of th city has not developed as rapidly as other sections near the city, but with the build ing of an electrlo Una through tha vi cinity traversed by the Cornell and Germantown roads t Is expected that that district will become a favored one by homebullders. Prom the point where the Cornell road leaves the city limits until It reaches th Germantown road the traveler's eye never rests for a moment. An ever changing panorama Is presented. Look ing toward the Willamette River, one can see In full view Mount Hood, Mount St. Helens, Mount Adams. Mount Rainier and the Columbia River for 20 miles, and the Willamette River from the Steel bridge to Its mouth. At the Junction of the Germantown and Cornell roads la located Wlllalatln Park and Marina View, which hav been platted Into small tracts in con formity to the countour of the district. One of the Important features In con nection with the advancement of the tract Is the sal of several acres to St. Helen's Hall. This Institution will erect elaborate buildings there In the near future. Besides tha purchas of homesltes by many Portland residents, several sales have been made made to persons of Eastern cities. Building restrictions of $2500 have- been estab lished. Tha property haa been on the market but 10 months, and up to th present time almost 60 acres have been sold for homesltes. The property Is being handled by Shepard, Mill Rogers, with offices at Zll-i'S Board of Trad building. - MAN!
