hearing in the Juvenile Court.

true and that termination of
your rights will serve the best
interest of your child, then the
court can enter a judgment
ending your rights to your
child.
If a judgment terminates

no longer have rights to your

Adjustment CASE 2014-20
(Keizer Station Master Plan)
PURPOSE OF HEARING:
Ben Settecase, on behalf of
Bonaventure Senior Housing,
LLC; and, Jason Tokarski on
behalf of Mt West Investments
on behalf of property owned
by Oregon Territory, LLC and
Jerold and Kathleen Egner
have submitted an application
to amend the previously
approved Master Plan of Keizer
Station Area C and a concurrent
Lot Line Adjustment application
to consolidate 8 of the existing
parcels within the development
into 4 parcels. The previous
Master Plan approval for Area
C was approved by City Council
Order dated March 18, 2013
that approved both Master Plan
Case 2010-16 and Subdivision
case 2010-18. The applicants
do not intend to subdivide the
property so that approval will
be rendered null and void.
The applicant’s request is to
modify the existing master plan
approval and master plan site
plan in 2 specifi c areas, with the
majority of the original approval
remaining unchanged. The
changes proposed are limited
to the following:
• The 53,000 square foot
medical center is proposed
to be replaced with a 150 unit
senior living retirement facility.
• The number, specific
location, and design of the
individual
buildings
within
the areas designated for
multi-family development are
proposed to be modifi ed. The
proposal seeks to modify
the multi-family area of the
master plan with regard to
building design and location
while meeting the previously
approved density allotment.
In addition, the city has
encouraged the applicant to
revise the site plan to refl ect the
maximum development of up to
80,000 sq. ft. of a larger format
retail building.
Area C has frontage along
the south side of Lockhaven
Drive, along the west side of the
Burlington Northern – Santa Fe
Railroad tracks, along the east
side of McLeod Lane between
Chemawa Road and Lockhaven
Drive, and along a portion of
both sides of Chemawa Road.
Area C also includes frontage
along both side of an unnamed
unimproved right of way north
of the Keizer Church of Christ.
St. Croix, Ridge Drive, and
a portion of Chemawa Road
east of its new realignment are
to be vacated as part of the
development. The master plan
application encompasses all of
Area C. Area C is designated
Commercial
and
Mixed
Use on the Comprehensive
Plan Land Use Map and is
zoned MU (Mixed Use) and
a portion of the site is zoned
CR
(Commercial
Retail).
While Area C is comprised of
approximately 33.92 acres, the
portion affected by this proposal
is approximately 17 acres.

matter will be based can be
found in Section 3.113 (Keizer
Station Master Plan Review)
and Section 3.106 (Lot Line
Adjustment) of the Keizer
Development Code.
