Single women are now a major factor in
the real estate market and that trend is
not expected to change. Beginning in the
late 1970's, the number of single women
buying homes increased noticeably. Much
of the upturn was attributable to the
Equal Credit Opportunity Act of 1974,

discriminating on the basis of sex or
marital status in any aspect of a credit
transaction. An amendment to the Fair
Housing Act, passed in 1974, also pro
hibits sex discrimination in housing and
home financing.
These measures insure that women
cannot be denied credit on the basis of
marital status, sex, race, age, intentions
of child-bearing, alimony, or child sup
port. However, some women may not be
aware of all their credit and housing
rights.
Generally speaking, today's female
homebuyers are more mature (but not
necessarily older), more career minded,
have a stronger sense of individuality ond
are financially savvy. Many of these
women are young professionals who
want to establish roots and acquire
something of their own- others ore single
parents as the result of divorce.
In fact, most home sales involve the
participation of women shoring mortgage
responsibilities. With higher home prices,
it often tokes two incomes in order to
qualify for o mortgage
Condominiums, particularly in , high
security buildings, are most popular
among single women in urban areas
Elsewhere, smaller, older homes ore the
choice. This isn't surprising, since most
first-time buyers lean toward more affor
dable housing. Overall, most single
people-men ond w om en-are seeking
stability, a good investment, and tax sav
ings. A home provides all three.
