The conflict over funding reserves for repair revolves around the question of amount: how big should such a reserve be for a project the size of Amazon? “Amazon is valued at 2.5 million dollars,” said Holmer, “The tenants believe that a $130,000 reserve is too large and that we ought to be using that for repairs rather than charging tenants. “However, we have to figure in the ultimate removal of Amazon,” pointed out Holmer. “We have received estimates of between $40,000 and $50,000 to completely clear the site — and we have to clear the site under the contract we have with the city of Eugene and the State Board. “Also major work on foun dations is being contemplated, and a share of the total cost may well be taken from the reserve,” said Holmer. “We figure we should be investing at least 3 percent in Amazon a year to have it maintained properly.” “We have the last student married housing like Amazon anywhere in the state,” said Bogen. “For one reason or another the management of Amazon must have been pretty good not to raise the rent or tear it down during the last 10 years.
