TTTTJ MORNING ORTCOONTAN. FRIDAY, NOVEMBER 21, 1913. 17 N MODEL RANCH PLAN OF C. M. LI Many Improvements in 1800 Acre Farm Made During Past Two Seasons. GOOD RETURNS EXPECTED IDnllder of Multnomah Hotel, Now Fractlcal Agriculturist. Improves Xarge Holdings Near Grants Pass for Future Home. BY ADDISON BENNETT. In my article relating to the Grants Pass country I purposely- left out all mention of the operations of the Leon ard Orchard Company, whose lands lie only a few miles west of the town. This was done for the reason that I considered the activities of this com pany of bo notable a nature as to be well worthy a Beparate article. At the start let It be . understood that the "company" will hereafter be known in this article as C. M. Leonard, the principal, more than likely the sole owner of the Leonard Orchard Company Btock. It is sure he is the mainspring of the organization. Who is C. M. Leonard? So far as the people of Ore gon know him their knowledge came In the days when the Leonard Con struction Company was building the Multnomah Hotel. C. M. Leonard, the head of the company, had actual charge of the work, and while in the state he made a good impression upon all with whom he came In contact. Large Tract Purchased. "While here engaged in construction work he traveled around some and Anally became Interested in the Grants Pass section, as will any man who goes down there with clear-searching eyes and unprejudiced mind and studies the agricultural conditions and then gets the prices of land. Mr. Leonard did this and as a result he purchased about 1800 acres of valley land lying on both sides of the Applegate River, from three to seven miles from Grants Pass, in a westerly direction from the city. He did not come into possession of this tract until about January 1, 1912, less than two years ago. There was on the tract at that time .an orchard of about 30 acres and a hop yard of about the same size. The cleared land altogether amounted to something' like 500 acres. Much of this was in grass or meadow land, about 100 acres in al falfa and the rest was cropped to grain, or the most of it, aside from the or chard and hop land. For two seasons then Mr. Leonard has had possession of the farm. What has he 'done? Has he rested on his oars, waited for the "boom" to come along that he might sell out at a large profit? On no large farm In the etate has there been the activities wit nessed on the Leonard farm. He has cleared nearly 100 acres of woodland, and to clear 100 acres of brush and deadfalls, take out every stump and root plow depth, then plow the land, prade It for irrigation and crop it the Lord knows that is some work! That has been done i on the Leonard tract, and 80 acres more1 will be cleared this Winter, more the Winter follow ing: he hopes to " have every acre cleared in six or seven years. Cultivated Land Extended. The hop yard has been Increased to CO acres, the orchard to 70 acres. A new water system has been installed, miles and miles of fences have been constructed, roads have been built, buildings repaired, fine crops of hay, alfalfa and grain, Including 40 acres of fine corn been cultivated. JuBt now four fine bungalows are being built, good enough to grace the best of Port land's suburbs. These are for the help, one of them for Mr. Niles, the manager. Work has gone on at a disadvantage owing to a lack of team work between owner and manager. Mr. Leonard finds no particular fault with the prede cessor of Mr. Niles. They Just did not pull together exactly right, so they decided to separate. About a month ago C. F. Niles, then in charge of a large farming enterprise near iviedford, was engaged by Mr. Leonard and he is bow at the head of aTfalrs. That was how I came to get track of the farm and spend a dav there going over the land and learning of me Dusines, for Mr. Niles was a resi dent of Irrigon in the palmy days of tne irrigator and Rabbltville, being foreman of farming operations for the Irrigation company. He is a capable man. a man of the best of habits, lnvsl. headed, clean In every way, honest as the sun, will be on the Job every hour of every day of the year. A better man Mr, Leonard could not have se cured. Home Site Chosen. ' If you will go down to the Leonard farm and cross the Applegate to the west side you will observe a prom ntory upon the extreme western edge . of the tract. It is a lovely spot, such as an artist might fancy as an Ideal subject for pastoral canvas. "On that knoll," says Mr. Leonard. Tin going to build me a home, not a nouee, not a dwelling, not a mansion or a palace. Just a splendid home-like Home. Going on he explains that he did not buy the place aB a something to develop and make a big and quick profit on. He Intends to develop it to its capacity as a general farm, not as a fruit farm as the name Implies, but as a general dairy, stock and fruit farm. They are now minting 4 3 registered cows, Hol- eteins. Jerseys and Guernseys. They are experimenting to see which thev like best. A carload of 20 registered Holstelns and 14 calves, also registered. arnvea tne evening 1 was there. "We intend to get our dairy p to suu muKers in a couple or years," said Mr. Niles, "and keep 100 brood sows and perhaps 50 brood mares and every mumui registered or subject to reg lstry." Model Farm Under Way. In fact Mr. Leonard is building up a nioaei tarm. ie is hoping to make it a paying'investment. and Mr. Niles says it will be on a paying basis in another yoar, that within a few years it will return to tne owner everv dollar In Vested and thereafter pay as big a uiviuena an any legitimate business. Think of the examole. Also rman. ber that there will be on the place about zo weii-paia ana well-provided ram Hies, in the course of a few years double that number. Also remember that there are many just as fine chances for other men of wealth as Mr. Leon ard secured. The great trouble with Oregon Is, however, that among our weaitny men there are too few Leon ards. ASTORIA BRAKEMAN KILLED Mitchel Pavi Falls From Train on La r kin Green Logging Road.
