THE FRUIT PROSPECT.
Washington, August 21. The
August crop bulletin just issued,
says: The prospect for both apples
and peaches is poorer than it was
one month ago. Tho intimation in
previous reports that the condition
in New England and along our
Northern territory, returned high
In tho early reports, would decline
as tho season advanced, has been
proven correct. Tho decline in
those sections has been heavy, al
though their prospect is slightly
better than that of tho adjoining
states. The causes which have oper
ated to bring ubout tho present low
prospect liuvo been noted in pre
vious reports unfavorable weather
during tho winter and spring and
tho frosts of March. The present
returns show that the results of the
cold weather are still apparent in
the blusting nnd dropping of imma
ture fruit. Thel'aelllc Coast alone
reports a medium prospect, Califor
nia standing at 78, Oregon at 83
and Washington at 00. The peaches
on the slopo are in poorer condition
than tho apples, tho California aver
age being but Itf. As compared
with other fruit, tho condition of
grapes is comparitively light, espe
cially ho on the Pacific Coast. In
tho states on tho Atlantic Coast the
present prospects point to a crop of
medium proportions, though the
C( ndltlous vary locally in some of
tho states.

Cor. Country Gentleman, Albany,
N. V., Aug. 14, from Sedgwick Co.,
Kansas: The Ohio, Mississippi and
Missouri valleys are and have been
for weeks the scene of the most des
tructive drouth known in a genera
tion, resulting in so shortening the
crops of corn nnd oats that the yield
per acre, is likely to be tho lowest on
record in the seven states known as
the "surplus corn states." During
the last three weeks, more especially
in tho Missouri valley, there have
been many light local showers, but
they have, in most cates, been too
light and covered too limited areas
to go farin mitigationof the destruc
tive eflects of the prevailing climatic
conditions.
In Kansas the havoc wrought lias
been so great that the state will not
produce ono bushel of corn whero
four were grown last year, and nut
for the reserves from last year's
crop tho stato would med to import
corn to feed the working stock. In
consequence of this failure hun
dreds of thousands of immature
swine has been marketed by the
farmers of Kansas, and the end is
not yet, although many districts
have been swept cleau of swine in
condition to find ti purchaser, and
young pigs aro being killed or given
away. The markets of Kansas City
and Wichita have, for twenty days,
been Hooded with theso immature
swine, and the result will be a great
shortage in the hog crops of 1801-92
and high prices for all meats.
Tbo pastures are burnt up, the
wells and creeks dry and the owners
of cattle are scouring tho country
hunting 'vater and feed for their
herds, while many farmers aro rush,
ing their cattle on the market when
In such condition as to be unlit for
butchers' use. The pastures have so
long been in such a deplorable con
dition, and tho supply of water so
scanty, in many cases, that the cat
tle are in but little if any better con
dition than when turned upon the
pastures, although there aro cases
where tho pastures have, for three
weeks, been supplemented by corn
fodder or straw stacks which the
hungry kino seem to tako to with as
much avidity as In winter.
In all this region we depend al
most wl.olly upon tho native prai
rie grasses for hay, which is usually
cut in July and August. Thus far
I Imvo not seen a pieco of prairie
hay being cut or any worth cutting,
while the small area sown to millet
is but little better, and hay, useless,
grown after autumn rains, will bo
an exceedingly bcarce commodity,
and tho stool; must bo. carried
through on straw and corn fodder.
This is the situation in this and the
adjoining countries, and appears to
bo tho case in nine out of every' ten
counties in tho state, ami to a great
extent in Arkansas, Texas.Missouti,
Nebraska and Western Iowa. Tho
wires tell us that In parts of Illinois,
Indiana and oven Ohio tlio recently
harvested hay is being fed to tlio cat
tle. Fortunately Kansas harvested
a fair not full crop of wheat, which
is likely to bring a lair price, and a
high price to such as aro able to
hold for eight or nine mouths as the
crops of Kuropo are by no means
full, us fhown by tho general

Salem is just now offering opportunities for investment such as her citizens will never bavc
With advertisements for the Capital City of Oregon reaching two million Eastern readers everv
week we tire bound to have an ocean tide of emigration to our beautiful, healthful and prosperous nlace
Salem is the making of a city because it is already a city. It is the second city in Oregon, has
state institutions, factories and the best advantages to be found on the Coast. Salem is not a city of
wind and platted on unsurveyed land, a community suffering from the nervous excitement, nor nervous
prostration, chronic in the boomed towns.
The time money is made on real estate is by buying before the boom. Salem has had no
boom, her property ! .till cheap and there is no possible doubt of her going forward,
when the prices have doubled.
One o. the factors that will insure a return from an-invesfcment at Salem is the numerous crop
failures in various parts of theMississippi valley, and even as far east as Ohio, which not only depreciates
the securities offered by those sections to investors, but will discourage thousands of settlers, who will
gather up their effects and start for a region where crop failures are unknown, and the climate is devoid
of extreme heat or cold.
NO DECLINES.
Co honest property has declined a penny in Western Oregon, through what is known as tho
d. . -on of July and August, when so many of the well-to-do people of the Pacific Coast suspend work
and go to the seaside. Prices have not yielded a particle, but so far as placed on the market it assumes
a firm and rigid valuation, that has never been known to decrease, but for five years has steadily ad
vanced, until now prices are far beyond the anticipations of the most sanguine citizen a few years ago

One general fact is always very potential with thinking men and women, because it is made
up of a multitude of other facts all tending one way. That tendency has all been to advances in Salem
real estate. Several hundred sales in the past few months all showing sharp advances constitute the
general fact of all-around rise in valuations. This is significent to the most dull and at the dull season
of the year.
IF YOU LEAVE THE CITY
Even for a month and approach it from any direction, upon your return you will express surprise and
the conviction will be forced upon your mind that "she grows." When a city has the room to grow in
that Salem has, and is spreading out into the surrounding prairies, but one thing will result a great
city. Americans love to build a city on a sightly place. On abeautiful river, with natural forest, it is
no wonder our city spreads put like another Philadelphia. You need not go to Puget Sound cities to
see streets lead out through native forests. That can be seen right here in Salem, where miles of ave
neus aud streets have been graded this year through natural thickets of evergreens.
EXPERIMENTS
UB-JJU
at all times, but none aro so expensive as real estate experiments. In ninety-nine cases out of a hundred a real estate
experiment is a clean out-and-out Hacrifice, as sill know who have tried it. If you are going to do anything at all in real
estate that will be satisfactory, get into something that has passed beyond the experimental stage. Salem real estnte
has, no one doubts that. Whatever doubts anyone may luive about any Pacific coast real estate, it does not attach to
investments in Salem property. That is certain. You can place money here with a certain assurance of rise, ot a
piece of propei ty in Salem held five years that has not advanced one to fivehuudred per cent. It will do better in the
next year than it has in the past It is impossible in justice to make this statement any milder. Well placed confidence
in the Capital City of Orecon will repay you ten-fold more than other places that seek notoriety temporarily and will
soon have relapsed into oblivion,
