Build A 1 Big Little House' With Budget Dollars

Although small in size, this
house provides big living space for
the carefully budgeted dollars of
today's American family. This is
true because of its careful engi
neering as well as its expansion
possibilities.
Designed particularly for the
House of The Week series and
designated X-7, its creator, Archi
tect Lester Cohen, calls it the
"biggest little house in the' world."
Its dimensions arc only 39 by
31 feet 4 incites, yet with the ex
pansion area completed, it would
have 10 rooms, including four bed
rooms plus two baths.
The architect's goal was to de
sign a house that could be built at
a reasonable price and be lived in
comfortably while the expansion
area is being finished. Room sizes,
therefore, have not suffered.
The first floor area provides for
two bedrooms, both nearly 13 by 12
feet, a 22-foot-wide living room, an
ample kitchen and a bath with a
vanitory alcove.
Because different families plan
their living and entertaining dif
ferently, the architect has included
an optional feature on the first
floor. It's up to the owner to de
cide whether he wants a large,
family-style kitchen or a larger
living room with space for a for
mal dining area.
Optional Wall Location
This choice is made possible by
optional location of the wall be
tween kitchen and living room.
This doesn't mean tearing down
partitions or worrying about how to
separate these areas. The archi
tect has shown exactly where
the wall would go in either ar
rangement. By placing the wall in line with
the basement stairs, the living

39 by 31 feet 4 inches and would
handily fit a lot 60 by 100 feet.
The first floor has 1,097 square
feet. The upper expansion area
ha; 5115 square feet. There 1s
a full basement with space for
four full rooms.
room becomes 22 by 13 feet 6 inch
es and the kitchen becomes 15 feel
6 inches by 1G feet 6 inches.
By placing the wall further back,
in line with the china cabinet, the
living room becomes 22 by 21 feet
8 inches and the kitchen becomes
15 feet 6 inches by 8 feet 4 inches.
In the latter ca'se, the kitchen
is still amply large and the formal
dining area becomes part of the
living room. In the first wall loca
tion, the living room remains suf
ficiently large and the dining area
has the same space, but is within
the kitchen area, creating an in
formal family room.
In the basement, four full rooms
are included a cross-ventilated
laundry room, a workshop, a
heater room with storage space
and a freezer alcove, and a play
room, 20 by 21 feet 6 inches, with
built-in closet and built-in bar.
To save money, laundry and bar
plumbing have been placed direct
ly under the bathroom stack for
both the first and expansion floors.
Two More Bedrooms Later
The expansion floor has two ad
ditional bedrooms and a second
bath with a vanitory alcove plus
two additional storage closets and
inen closet. .
The average small house does
not usually have enough closets
or extra storage space. There is no
such disadvantage in this plan.

Here there are nine good-sized,
closets, plus a china closet, a base
ment closet, and extra storage
space in the basement rooms and
in tiie expansion area.
Explaining why this is the "big
gest little house in the world," the
architect says:
"The expansion feature, with full
basement, is most important. It is
a rule of the building trade that
it is cheaper to build up than out,
and with a full basement you get
more enclosed space, too, for the
building dollar.
"There are houses smaller than
this one, but room sizes should
not suffer with economies prac
ticed. Many families today regret
eight-foot bedrooms after the
youngsters begin to need more
space to themselves.
"This plan provides four 'double'
bedrooms and a good sized living

room as well. Proportions of the
actual living area are' excellent."
The architect decided on an op
tional wall between the kitchen
and the living room because "no
one house will suit every family
and the decision on the arrange
ment of this space should rest not
with the architect but with the
people who Jive in a house."
