Lakeview, Oregon, Aplrl 1W7. Dear Sir: . lu presenting you with a ropy of my third annual circular, I find that it will be necessary not only to repeat much that wua stated In former circular, but also to uieutlou the Kreat many ohauttea that have taken place during the lust year in this imrt of Oregon. Heal estate of all kiiide has made material advance in price, whlht a tfrent many families have loca ted iu this county, aud during the same period more than f 100,000 have been invested In real estate holdings. The outlook for this part of Oreuou, during the com lot? year, waa never so tiood as there are two railroads head lutl for Lakeview, one of which i under construction. 1 have a very lurne and desirable list of lands, suitable not only (or home seekers aud home buildors, but also for splendid Cattle, Horse, Sheep aod Duiry ranches, while for the investor u real estate I have severa lieautifiU; tracts of laud that are sure to double , in r..!,!.. .I.ieln., Hi.. ,,ru..i.l v.,ur It u viaaiav imi iiifa a-aau a v. v v i a is, therefore, my purpose, to get in touch w ith tboso people that are either seekiuff good homes in Oregon or with such people as are thinking of invest ing money in real estate for the pur pose of speculation, for the reason that I have some of the very best bar gains that has ever been oirered in Lake County, I am in i-Ioho touch with its property values aud 1 f-'el that 1 am butter ipialillod perhaps than any other dealer in real popertv in the county to usi!t the new comer iu selecting a good humc, ami also to ml vise t luii-e that are seeking invest uietits in real property in the county. In reply to the many questions asked and anticipated, I will state that, at tho present time, Luke County is principiklly a stock raising county. Stock raising and woolgrow iug be ing the principal industries, has yield ed the greatest gain, with less labor thau any other industry, lienerally speaking this is a broken, hilly coun try but not mountainous iu the full seuse of the word ; in short, its name "Lake County," expresses juily what it is. Its niBuy lakes, rivers and creeks, 1 abound iu tlsh; aud these same lakes, 1 rivers and creeks nearly all have tal-'. leys ami bottom lunds bordering them, the soil of which is In most ca-es a rich alluvial loam, und is very produo-1 tive. This class of laud does not re-' quire irrigation. Bordering ou these ' valleys, is an up-laud or rolling sage- brush country, which is iu many in- j stances quite level for miles, au I is very productive when so situated Unit it cau be irrigated. Much of this class of laud is yet unclaimed, and cau lie procured at government price. government price. , under the Desert laud there is not is really desirab e-, led today real desir-. or else taken up Land Act. School much vacant that s to what is deemed toduy reuldesir able farm laud, especially 1 the towns Ix'ing vacant, there Hut, unimproved farm lands can be bought from $7 to ?1j per acre, while the unproved will cost from 10 to $100 per acre, the quality of soil, improve metits, nearness to town, timber aud water advantages govern tho price. Outlying these !ands is the hill, or as the Eastern peoplo express it moun tainous country, on which snow falls from one to three feet during tho win ter, and when dissipated by tho warm weather, attonis the natural Irrigatlou for the lower lauds which alford splen did pasturage for the vast herds of stock that feud iu tho valleys until tho snow is off of the hills. In this county there are !i, 130,240 acres of laud, classified as follows: Agricultural and alfalfa laud, l,12;,tli acres; timber lano i, izi,.).t acres and grazing land, 2,870,210 acres, of this 700,000 arces is u 11 s u r v e y e d, 1.801.550 acres in reserves, 1,01C,2D:j arces surveyed and open to entry und location, aud 921,457 acres entered, showing' it to be a small empire iu area, of which there has beeu ouly a small fraction over 18 per cent of it takeu up. Its altitude varies from .J.MXJ to MiOU feet. The valley lands of Lake Coun ty are unsurpassed lu fertility and pro- ductivness, und grow lurge crops of wheat, outs, barley, rye, alfulfa and meadow grasses, while upples, peaches, pears, cherries, plums, apricots aod the small fruits are produced In great abundance. There is ut the present time about .too,'" sheep, , ,uwi caiue and .w.uuu tlvey BBHert that we will have a rail head of horses and mules, its income 1 unnth in I.. th (til fuA for live stock, for the past year alone, has been more than f. 100. 00 per capita. The great interest shown by our people 111 I'liniit; t-ichoois, is maimest by tin. 1 act, tlmt a sum equal to ubout twelve dollars per capit i, is set aside each year by tho County for School purposes, for every pupil 111 llio l;oun ty betweeu the uges of four aud twen ty years. The assessment roll for 1100 will show the lowest tax levy in com parison to t he assessed vulue of any county in I In state ( Oregon. At this ditto, the County is out of dent, mi l bus a surplus of fc53.7U2.82 In t he treasury, '.''he us essiiient roll for 1007 will show the lowest rax levy in compiir i - .it to the iihsi-ssed value of any ci. in iv iii the stiite r.f Oregon. I hi. U. S. Laud Office is located h'Tc Six years tloco, the business p'.i.ion of fhe town um in ashes; now the name district la all built In brick Mores, valued at from foOOO 00 to $.10,000,00 per bull llnit. Our achool facilities we ate proud of, especially in Lakeview, we have a Kradeil achool that employe six teachers, and has an attendance of :t00 pupil nine month In the year. Timber :We have ninKiilflceut fin est of bine and fir timber the eholcent of which ha been taken up; hence, we do not encourao peoplo to come here ex pert I tin to not timber claim althouKli there are many lia desirable tracta tlajt are still available to the settler. It may tie well to ex plalu hero that our lake and liver are not skirted with tluitier a many would suppose, for only ou the hill and mountains does It ttrow. We have irood mall and telnKraph facllltle, we liavo Innumerable hot siiins, wo have salt mines, gold mines, borax and nitre deposit. The Desert: Within the county la a plateau, roughly estimated a em braciaK two thousand live hundred Htisro miles in area, which la called the "Desert," this ina misnomer, it la elmidy a level sagebrush aud bunch grass covered plain or prairie, that is destined to eventnally prove to be one of t lie great put grnlu and fruit produc ing localities in tho State. The fact of it being so far inland, aud not a river or stream of any kind running through it, is the only known reason why it ha not received the favorable attention that less inviting localities In the County has received, for it I a welt known fact that there N more water In tbe form of Spring j to be found iu it, than peoiilo reslir.e, ! and that many herders and vatiiero I have dug for aud found water In msuy I place from four to six feet below the sui face. As for (try, barren stindwuHtes, they i i .......ii i.. .....i ........... mukUitl tho u , rlch, atluv , ' ... "V,.. . ' .,,. w hich produces etc Kent ' f""". pasturage, milking. Iu fact the stock- growers w inter paradiso. becatir.e less snow 'alls there and stock winters bet ter than they do In the valleys. Vet we do not advise the homeseeker to go there yet it is too far out, the Isola tion would be too gretlt. Neverthe less, we realize that tho time is not far distant svlieu this nine semi uild locality will blossom as the rose, for It affords the most mttguitlclent llelds on this sidu the mountains for innum erable coloni.atiiill schemes if proper ly Hipiipped. I will sny in connection with this siibj.it that 1 conic mplutu investigating In the near future, more thoroughly than has yet been done, the feasibility of grouping a large number of claims in the most in viting locality I can select iu this so called desert, where water call be found iu abtiudalici) at such shnllow depths that wiint of water will be no deterrent to Coloulatiou or Colony promoters. I huve. such a positive be lief in the possibilities referred to, Hint 1 will bo glad of an opportunity to correspond and co-operate w ith par ties who contemplate doing active work iu this field. Our nearest shipping point is Made line, the terminus of the Nevada-California-Orcgou Kailway '.Hi miles distant, consequently when our far mers or other producers hvo a sur plus, the home demand is tho only market, ai it does not pay to haul ninety mile by wagon tiaius at from J4' cents to 1 cent, per potiud, hence, i it is that our farmers do not attempt any groat output, und the industry Is neglected to that extent, that we some times pay exorbitant prices for many i farm products, as au instance, tbls . h wl)tt HoM rc.Ulliiy for o ' ,,,,, cracked barley 'J cts. 1 u u, um, .4ets. , Kve noW 1 we Rr, my(llK 2 d f()r , ,, tno past season w paid 0 cts. per pound iwi i-ai;iJTo, , v.. .. ....... - for pears, 2 cts. for prunes, 2 cts. for plums, 20 cts Per gallou for currents, 00 cts. per gallon tor straw beirios, 50, cts. per gallon for raspberries, l'.j cts. per pound for crab apples, cts. per pouuil for peas, 2 cts. per pound for oarrots l' cts per pound for beet 3 cts. per pound lor unions. 3 cts. per pouud for tomatoes, 15 cts. per dozeu for rousting ears, 15 cts. per dozen for cucumbers, from 10 ct . to ho cts. each for melons, 2 cts per pound for potatoes, 2 cts. per pound for squash, 'A cts. per pound for cabbage, 1 1 cts. per pound for wheat, ?l.:i5 por 100 pounds for rolled barley. 2 cts. per pound for oats 2 cts. per pound for rye, 82.00 per 100 pounds for Hour, 1 ct. per pound for brail $H per ton for hpy, from 5 to ?7 per cord for wood. Poultry dous well here, yet we pay from 15 cts. to 50 cts. per dozen for eggs. (Jrowu chickens sell for '.ito fri per dozen, ami broilers from ft I to ?3.')0 per dozen. Hotter is 20 cts. aud 25 cts. per pound the year round. Notwithstanding the productiveness of the soil, the favoruble climatic con ditions, and the lurge acreage our far mers could utilize, we know to a cer tainty that these prices will obtain until the next season's crop comes iu. Yet with those prices iu evidence, our farmer and gardeners tell us it does not pay to farm too far from railroad, eto. Thank fortune that plea will soon be A... w .n(1 we CHU mllta nOHi.
