Public Demand for
Service Industries
Aiding Construction
NEW YORK (UPI) -The
growth of the service industries
and the public demand for the
services they sell, is putting
some bigger figures into one
section of building statistics.
This is the view of a New
York architect. Max 0. Urbahn,
who believes that there is a
chance that the price figure for
commercial building may top
that for construction by the end
of 1963, and for the first time.
Another figure involved in
this segment of the building
industry, Maurice Mogulescu,
also cautions that a business
man considering leasing com
mercial office space may find
that a thorough engineering and
cost study of his room require
ments may save him money in
the long run.
Types of Construction
Urbahn said that industrial
construction was more than
$5.25 billion in 1956, and com
mercial building only slightly
more than $2 billion. But in 1962
the disparity had almost van
ished: both industrial and com
mercial were close to the $25.
billion level, and he believes
that this year will see commer
cial reaching the top spot.
He feels that the reduction in
the volume of building by in
dustry results from improved
technology and automated pro
cedures which have enabled
manufacturers to get along with
less square footage for the
same amount of production.
But commercial building
linked to the rise in business
services, should continue to
gain, he believes. Urban build

Both Urbahn and Mogulescu,
who is president of Designs for
Business, Inc., emphasize the
need for careful evaluation of
space and structure by either
the industrial or the commer
cial building tenant.
Lease Costs Vary
Mogulescu has said that the
true cost of leasing commercial
office space cannot be deter
mined by figuring on square
foot rentals only. In some cases
the company may be paying
extra for facilities or services
that are included as part of the
rental in another building, he
said.
Costs of maintenance, paint
ing, cleaning and air condition
ing may double the "cost of liv
ing" of a company in an older
building, he said, although the
monthly rent might be, on the
surface, only half what the
rental charges would be in a
new building where such servic
es are included in one charge.
Careful and continuing study
by the businessman of his space
needs may save him money,
Mogulescu believes; changes in
office procedures, expansion of
operations, may alter his re
quirements for room.
Urbahn, head of the office of
Max 0. Urbahn, is managing
diretor of an architectural-em
gineering team designing the
moon-shot Apollo project struc
tures at Cape Canaveral.
