Average Veteran Buys Older Home in Past Year
Portland - Compared to his
fellow veterans who bought
their homes with GI loans In
1961, the average veteran
home buyer in 1962 was a
little older, a bit better off
financially, and more Inclined
to buy an older home, accord
ing to R. J. Novotny, manager
of the Portland Veterans Ad
ministration regional office.
The percentage of veteran
home buyers 30 years of age
or over increased from 70 per
cent in 1961 to 78 per cent in
1962, according to a sample
survey of GI home loans re
cently completed. by the VA.
The average monthly in
come (after taxes) of the vet
eran home buyer in 1962
varied from $428.80 for those
under 25 years of age to
SSI 1.38 for those in the 40
year old and over age brack
ets. The overall average for
all age groups was S477.7S,
up slightly from the $471.50
average in 1961, Novotny
said.
Purchase Oldar Home
About half of the 1962 vet
eran home buyers purchased
older homes. In most previous
years, a majority of veterans
bought newly constructed
houses. This shift was proba
bly related in some degree to
the softening of selling prices
for used homes, VA officials
believe. They also feel that
the favorable mortgage mar
ket in 1962 made it possible
for more veterans to obtain
GI financing on existing
homes.
The overall average price
of homes bought with VA
guaranteed loans in 1962 was
$14,655. The average price
for new homes was $15,595,
while existing homes aver
aged $13,585. Most veterans
(67 per cent) bought homes in
the $12,000 to $19,999 price
range. About 25 per cent paid
less than $12,000 for their
homes and 8 per cent paid
$20,000 or over, the VA re
ported. Approximately 20 per cent
of the veterans in the sample
survey made down payments
averaging about 10 per cent
of the purchase price. The
other 80 per cent of the vet
eran borne buyers made no
down payment, but paid clos
ing costs when these costs
were not absorbed by the sell
er. The overall average down
payment was slightly more
then 2 per cent of the pur
chase price.
The monthly housing ex
penses of the 1962 veteran
home buyer averaged $136.30
-equivalent to slightly more
than 28 per cent of his month
ly income. This amount in
cluded the principal and in
terest payments on his loan,
taxes and insurance, and esti
mated fuel, utility and repair
and maintenance costs.
MOH Discouraged About Federal Aid
Salem-4!rT-Governor H a t
field said Wednesday he was

pects of Oregon receiving fed
