New Trailer Park Ordinance

has been prepared by t h o
city's planning office nnd hns
been submitted to members
of the city council and plan
ning commission for their con
sideration.
Tho proposed ordinance,
which would replace the ex
isting trailer purk ordinance,
wu prepared by the planning
office In conjunction with the
planning commission.

joint clty-fcdernl urbnn plan
ning usslstuncc program and
is part l a general revision
o( all o( Medford's existing
zoning ordinances.
Public Hearings
The new trailer purk ordl-
nunce will not bo adopted by
the city until public hearings
have been called before both
the planning commission nnd
city council, t'o date has yet
been set (or these hearings.
More than I'e years was
spent by the planning office
In drafting the proposed ordi
nance. Prior to drafting the
ordinance, a survey was made
of all nine of the city's exist
ing trailer parks to see how
the proposed changes might
nlfccl them.
Included in the ordinance
arc regulations governing the
size, locution, physical fea
tures, means of access and
minimum water, sewage and
gurbagc disposal facilities of
trailer pnrks.
Among Requirements
Sumo o( the requirements
(or new trailer parks under
the proposed ordinance ure:
1. Accessways shall connect
each trailer space to a public
street and shall be a minimum
o( 30 (eet wide.
2. Wulkwuys not less thnn
three feet wide shall be pro
vided from each trailer spnee
to the service buildings and
from the patio to the surfaced
part of the acccssway.
3. A sight obscuring (encc
or planting screen o( not less
than five nor more than six
(eet in height, with no open
ings other than required en
trances and exits shall bo pro
vided surrounding the trailer
park. On sides abutting a
street and 25 (eet therefrom
the fence or planting shall be
not less than three nor more
thnn four feet in height.
Recreation Area
4. A minimum of 125 square
(eet of recreation area shall
be provided (or each trailer
space. Each recreation area
shall have a minimum of 2,500
square feet and a minimum
width of 25 feet.
5. The minimum area (or
a trailer pnrk shall be two
acres.
6. Each trailer space shall
be provided with a patio hav
ing a minimum area of 150
square (eet.
7. Each trailer space shall
have a trailer stand of a size
cqunl to or greater than the
dimensions of the trailer lo
cated on the stand.
8. Except for automobiles,
storage shall be within an
enclosed structure.
9. Each trailer space shall
bo provided with a water,
sewer and electrical connec
tion. Each occupied trailer
shall bo connected to the city
water and sower system.
Streets Not Used
10. No trailer space shall
be located in such a manner
that a public street must be
used to maneuver the trailer
into the spnee.
11. Trailer stands shall be
at least 15 (eet apart.
12. Trailers shall only be
pnrked in trailer stands nnd
shall bo sot bnck at least five
feet from accessways, 10 feet
from property lines and 25
(eet from public streets.
13. No trailer shall remain
in a trailer pnrk unless parked
in a trailer stand nnd only
one trailer shall be parked
in each stand. -

Roquiroments To Be Met

faced to a width of 20 (eet.
There Is a three-year time
limit on this requirement.
4. Walkways shall be sur
fuccd to a width of three feet
also within three years.
5. Each trailer space shall
have a patio having a mini
mum of 120 square feet of
paved surface. Three years
to comply.
0. Trailer stands shall be
equal to or greater than the
dimensions of the trailer with
in three years.
Recreation Space
7. Recreation space within
the trailer park shall Include
a minimum of 100 square (eet
for each trailer space within
(our years. Each recreation
area shall have a minimum
of 1,000 square (eet.
8. Fencing shall be provid
ed as required (or new trailer
parks within two years from
the effective date of the ordi
nance. 9. Each existing trailer
space shall have a minimum
area of 1,000 square (eet and
a minimum width o( 25 (eet
within three years.
The planning office has
made a survey of the nine ex
isting trailer pnrks within the
city of Medford, and has
found that at the present time
none of them meet the re
quirements suggested (or ex
isting trailer parks.
It has been pointed out that
o( the nine parks within the
city limits, seven o( them do
not fully comply with any of
the more important require
ments. No park in the city,
when the survey was made.

The planning office has also

Under the ordinance, the

The ordinance also author
izes the planning commission
to extend the time in which
certain improvements a r e re
