Grant allows continued public access to Pendleton area
property for upland bird hunting
A $13,664 grant from the
Oregon Department of Fish
and W ildlife A ccess and
Habitat Program will allow
continued public hunting ac
cess for pheasant and other
upland birds on 12,500 acres
o f p riv ate p roperty ju s t
southwest of Pendleton.
The A&H Program is
funded by a $2 surcharge on
hunting licenses. Funds
raised by the program are
distributed through grants to
individual and corporate
landowners, conservation
organizations and others for
cooperative wildlife habitat
improvement and hunter ac
cess projects throughout the
state.
BEO sponsors all around
saddle
The rolling grasslands of
the Pendleton area boasts
some of the best pheasant
populations in Oregon, but
because most of the area is
p riv ately ow ned, public
hunting access is very diffi
cult to find. To make more
upland bird hunting available
to the public, ODFW created
the Coombs Canyon Regu
lated Hunt A rea in 1999
through a cooperative agree
m ent with rancher Steve
Wolfe, who allows open bird
hunting access to his 12,500-
property in return for an an
nual per acre payment. The
current access agreem ent
covers the period from Oct.
1, 2005 through March 31,
2006.

EXAMINING CLOSING COSTS
In the process of a real es
tate transaction, closing costs
are often confusing or unex
plained. A quick run-down:
For the seller, closing costs
normally involve real estate
com m ission, termite clear
ance, title insurance, escrow
fees and fees associated with
paying off any existing loans.
Some areas also have transfer
taxes that are paid by the
seller. These are all deducted
from the gross sales price,
along with the remaining bal
ance of any loans.
For the buyer, closing costs

appraisal, credit report, docu
ment fees and loan discount
points, in addition to title and
recording fees. Insurance pre
miums and prepaid interest on
the new loan are also common
closing costs.
Although who pays for
which costs can be negotiated
between the parties, most re
gions of the country have their
own customary fees and nor
mal d ivision betw een the
buyer and seller as to who
pays what.

mule deer hunt and limited
antlerless deer hunt also are

The Access and Habitat

Hunt Area since it was es
tablished.
