ADVANCING VALUES
• r 1 'H E recent sale o f 10 acres of
orchard land at $525 per
acre, near Phoenix, in this coun
ty, is an indication o f the rapid
advance in real estate values in
the Rogue river valley. One year
ago this same ten acre tract was
offered as a portion o f a 100 acre
tract—the other 90 acres not
being planted to trees, but equal
ly good soil—for $75 per acre.
The tract was on the market for
several months and was offered
to men who were posted on land
values at that time. But there
were no takers at the price
quoted and the seller can con
gratulate himself on having 90
acres o f fine fruit land, worth
from $100 to $150 an acre left,
at a cost to him, figured on the
basis o f his estimate o f values
one year ago, o f $25 per acre.
He made at least $9,000 by not
finding a buyer when be first
wanted to sell.
Had the buyer o f this ten acre
orchard been an unsophisticated
easterner» with more money than
experience in western fruit cul
ture, it might have been said
that he paid more than the prop
erty is worth; but when it is
known that G. A. Hoover, one o f
the best known orchardists in the
valley and who already owned a
100 acre orchard o f bearing and
very profitable trees adjoining
the tract in question, is the buy
er, that charge will not be made.
The fact is that Rogue river
valley land, at the prices now
held, is a snap, and the people
who get in early will get the best
bargains.
The H er ald makes these state
ments because it believes them.
It has no farm or fruit lands for
sale. It only wishes it had.
