Notice of Public Hearing under ORS 221.725
Proposed Sale of City Real Property
Pursuant to ORS 221.725, the Seneca City Council (the “City
Council”) will hold a public hearing on Tuesday, December
13th, 2016 at 6:00 p.m. in the Seneca City Hall, 106 A Ave,
Seneca, Oregon, to discuss a proposed sale of that certain
real property commonly known as Lot 13 of the Edward
Hines Industrial Park Subdivision (the “Property”).
Iron Triangle LLC intends to expand the size and scope of
the current Bear Creek Timber Post and Pole mill to allow for
increased production and expansion of the type of products
produced and the type of material utilized. The lot is adjacent
to the parcels already purchased and is necessary for
efficient operation of planned truck scales.
The City Council considers it necessary or convenient to
sell the Property because the City owns vacant lots in the
Edward Hines Industrial Park and seeks to sell the lots to
businesses that are willing to develop industrial operations in
the local area and create local jobs.
The objective of the Edward Hines Industrial Park is to
develop business and industrial opportunities that sustain,
expand, and support economic growth within the region.
In accordance with ORS 221.725, any City resident will have
the opportunity to present written or oral testimony at the
public hearing.

Notice is hereby given that the John Day Planning
Commission is considering the following land use application
under Chapter 5-4.2 Land Use Review and Site Design
Review of the John Day City Code.
Neale Ledgerwood – Land Use Review LUR-16-08
Mr. Neale Ledgerwood is the owner of the property located at
13S31E26CD Tax Lot 6400 in John Day, OR (318 NW Boyce
Place). The owner wishes to place a shop/storage facility on
the back of the property attached to the home. This property
is zoned Residential Limited (RL).
Mr. Ledgerwood is requesting a Class B Variance for the rear
setback to build the structure five feet from the back property
line, closer than the standard rear setback of 10 feet.
A public hearing will take place on Thursday, December
15th at 6:00 p.m. in the John Day Fire Hall, 316 S. Canyon
Boulevard, John Day, OR. Copy of the subject application, all
documents, and evidence relied upon by the applicant and
applicable criteria are available for inspection at the John Day
City Hall at no cost; copies will be provided upon request at a
reasonable cost. Copies of the City Planning Staff Report on
the subject application will be available for inspection not less
than seven (7) days prior to said hearing at no cost; copies
will be provided upon request at a reasonable cost.
Persons or parties interested in or concerned about the
subject application may appear in person at said hearing,
or may submit written testimony to City Hall on or before
the date of the hearing. Failure to raise an issue in person,
or by letter at the hearing, or failure to provide statements
or evidence sufficient to afford the decision-maker an
opportunity to respond to the issue, means that an appeal
based on that issue cannot be filed with the City Council
and/or State Land Use Board of Appeals based on that
issue.
