NOTICE OF BUDGET MEETING
A public meeting of the Budget Committee of Siuslaw
Valley Fire and Rescue, Florence, OR on the budget for fiscal
year July 1, 2017 to June 30, 2018, will be held at 2625 High-
way 101 in Florence. The meeting will take place on Wednes-
day May 17, 2017 at 4:30 pm. The purpose of the meeting is
to receive the budget message and to receive comment from
the public on the budget. This is a public meeting where de-
liberation of the Budget Committee will take place. Any per-
son may appear at the meeting and discuss the proposed
programs with the Budget Committee.
A copy of the budget document may be inspected or ob-
tained on or after Monday May 15th at 2625 Highway 101.
Between the hours of 8:00 am to 5:00 pm. The Proposed
budget may also be obtained from the District’s website at
www.svfr.org after Monday May 15th at 8:00 am. This notice
will also be published on the district website at www.svfr.org.

was not included in the approval of the FY2017-2018 budget
during the first budget meeting held on May 8, 2017. This

for successfully investing in real estate, but
brushing up on your fi nancial literacy, digging
deep into market dynamics, understanding
property-specifi c costs and turning to today’s

Here are fi ve tips that can help:
• Rule number one when looking at a
property online. Figure out how the prop-
erty performs today as an investment. You
shouldn’t assume any type of appreciation,
speculation or reduction in expenses over

property. Most savvy investors do not specu-

into their analysis. Often, this can be mis-
leading because you don’t always have the
knowledge to know whether a market will
appreciate, and making assumptions based on
previous performance can be risky.
• Another factor to consider is rent ap-
preciation. “It can’t be guaranteed and you
shouldn’t speculate that rental increases will
be part of your return. You may assume, if
rents go up, you might see an equal apprecia-
tion in your costs, so your yield may remain
the same,” said Wally Charnoff, CEO of In-
vestability Real Estate, Inc.
• Also, be sure you understand operat-
ing costs. When you own a property far from
home, it can be benefi cial to rely on third-par-
ty providers to manage and repair the home.
Therefore, it’s often best to include costs such
as repairs, capital expenditures, “turn costs”
(when a tenant moves out) and leasing ex-
penses upfront.
• Finally, you must do your due dili-
gence when investing. Regardless of whether
you’re buying across town or across the coun-
try, make sure that the assumptions the seller
uses are in line with the market’s actual costs
