Construction begins on new
convenience store on Highway 101

Florence
Planning
Commission approved an
application to construct a con-
venience store and modify an
existing fuel station in the 1500
block of Highway 101 on June
14. Construction has since
started on the property.
The property at 1544 and
1570 Highway is owned by the
LaFranchis. Their agent, Mike
McAllister, has worked with
the planning commission and
Oregon
Department
of
Transportation to redesign the
site of the former Cactus Bar-
b-que and Taco Time restau-
rant building and the 76 Station
site to the north.
The applicant proposed to
demolish the Cactus restaurant
and construct a convenience
store for the 76 Service Station
on the properties. The demoli-
tion began in July and the
applicant plans to complete
construction
within
five
months. The applicant said
work will be completed during
daylight hours and some heavy
equipment will be utilized.
According to the city staff
report, the applicant’s proposal
includes constructing a new
convenience store building in
the location of the dilapidated
restaurant building, adding
parking, removing the rest-
room structure on the fuel sta-
tion site, adding storm swales,
removing the highway exit
point for the drive-through and
retaining the parking lot to the
south to fit city code.
The proposed convenience
store for retail sales will be
3,070 square feet, slightly larg-
er than the demolished build-
ing but comparable to nearby
buildings in the commercial
district.
The staff design review
included examination and dis-
cussion about the architecture,
landscaping
and
access
improvements.
Staff found that “the archi-
tectural quality will likely
slightly exceed that of most of
the immediate neighborhood
with a variety of materials and
textural elements.”
The 76 Service Station pro-
vides fuel and automotive serv-
ices for passenger-type vehi-
cles.
