The Planning Commission
had one main concern for the
new theater: parking.
In the staff report it was
established that the building
has about 15 parking spaces
available on street, as per the
preexisting nonconforming
church use. However, city code
requires a certain amount of
parking compliant with the
Americans with Disabilities
Act (ADA). The commission-
ers debated requiring ADA
parking and a certain number
of spaces onsite.
“The applicants shall pro-
vide ADA parking in compli-
ance
with
International
Building Code as directed by
the building official,” the
report said.
Commissioners agreed.
“If the building official
requires it, he needs to provide
it onsite,” Chairperson Kurt
Meilenburg said.
The Laurias received a
unanimous vote from the com-
mission. They will have sever-
al conditions to complete.
The other theater belongs to
Children’s
Repertory
of
Oregon Workshops (CROW), a
nonprofit group dedicated to
the arts and area children.
“There are very few oppor-
tunities available in this won-
derful town for children and I
believe that a dedicated chil-
dren’s theater is going to be an
incredible bonus and addition
to the families of Florence,”
said CROW Artistic Director
Melanie Heard.
The building, 3120 Highway
101, will undergo an interior
remodel of its 3,200 square
feet. Contractors also will add
eight parking spaces, exterior
lighting, landscaping and
stormwater swales and, later,
an exterior covered storage
space.
According to David Lauria,
who has lived in Florence for
23 years, the building has been
an “eyesore” up until now.
“I think a project like this,
where they’re going from one
end to the other, and finally
renovating that property to the
proper specifications, will just
be a big boon to the town,”
Lauria said.
He also said that a lot of
people’s first impression of
Florence is on Highway 101.
“An improvement like this is
nothing but a positive for the
entire town,” he added.
CROW’s main contractor,
Shawn Fleming, was available
to answer the commission’s
questions.
The commission unani-
mously approved CROW’s
continued projects.
