Build your own home
A self-help opportunity is available in McMinnville.
The Yamhill Community Development Corporation (YCDC) is looking for
families interested in building their own homes in the McMinnville area this
spring. The Self-Help Housing Program provides an unusual opportunity
for low income families to realize their dream of owning a home. Ten quali
fied families will work on their home and other homes in the group until all
the homes in the building group are finished. Participants do not need any
experience in carpentry or construction. All work skills will be learned on the
job under supervision. There is no down payment required, and monthly
payments are based on income. There are no monthly payments for one
year or until all the houses are complete, whichever comes first. Eligible
families will receive a low interest mortgage loan from the USDA Rural De
velopment. To qualify, families must meet the certain guidelines, including a decent
credit record, a dependable source of income, and willing to work 35 hours
per week for the duration of construction under the direction of the construc
tion supervisor. Costs are kept down by buying materials in large quantities
and by each family completing 65 of the labor.
Adjusted annual income is another factor that determines a families eligi
bility. Adjusted annual income must not be more than the following:
Household size: 2 3 4 5 6
Income limits: $33,550 $37,750 $41,900 $45,250 $48,650
Adjusted income is calculated by subtracting allowances for things like chil
dren and medical expenses from total gross income. If your income is slightly
higher than the above figures, you should submit and you will be notified of
your eligibility.
The applicant must be a first time home buyer unless the home you own is
severely substandard. The family cannot have more than $7,500 in assets
such as savings, land, stocks or other investments.
