Dear Friend: I understand you are getting up a book describ ing the many advantages that are to .be had on the Johnston Ranch, and I am going to Bend you a letter which I trust you will find helpful and which you can use to advantage. I will state that I am well satisfied and have never had any experience with irrigated land and the season has been unusually late this year, and things do not; look as well as I expected them to, and there are times when I find myself somewhat discouraged. .However, at the present time my alfalfa is looking fine and I expect to harvest a good crop, which will almost repay me for the in convenience and hard feelings I have had. Dear Friend : '-, As per your request, I am writing this letter to repay you in a small measure for your various courtesies and accommodations. You ask me how I like the Johnston Ranch. I will be frank and state that at first I was not very well pleased, but I realize that this has been a very backward spring, and vegetation has not grown as fast as I should like to have it. Everything is looking good and thd prospects are at the present time that I will take off in crops almost one-half of the purchase price of my land this year. This is much better than -I expected to do as you gave me to understand it would take at least five years to make the land pay for itself. I wish to state that I am well satisfied and have found everything as you have represented it, and I shall be pleased to meet any prospective settlers . that might be contemplating a ranch in the John ston Ranch or in this vicinity. I am sure that they cannot make any mistake. I am looking forward to the time when there is a family on almost every forty-acre tract of the entire ranch, and then we will be able to establish our Literary Societies and bring our schools up to a better average that will make pur community a credit to any part of Oregon. . JOHNSTON RANCH consists of 1280 acres, situated 16 miles northeast of Bend, near the Powell Buttes. This land is mostly under cultivation and is now being sold in 40 to 80 acre tracts, ranging in price from $70 to $90 per acre. TERMS: $7 to $10 per acre down, and balance in 10 years. Or when you have made two or more payments we will give you a warranty deed to our right and you may secure a Federal Loan, which would give you 30 years time for your payments. This is the amount required to put you in possession of a proposition that is absolutely safe and sure Remember that it has been no little trouble for me to secure this beautiful piece of land for you and your friends to have a place that you can call home and at the same time be independent of bosses and landlords. Just think how nice it is to have a place to go to, where you go to work and quit when you please and feel an air of inde pendence that the entire world is depending on your success. If you are thinking of buying a piece of farm land you will have made the biggest mistake that you ever made in life if you do not investigate the Johnston Ranch before you buy. It is a proposi tion that is absolutely gilt-edged and is endorsed by our bankers and leading business men of the city who are more familiar with its merits than I am myself, and for .this reason alone I am insist ing that you owe a duty to yourself, and family to come without delay and investigate the merits of one of the best propositions which you ever had offered to you.
