TRUSTEE'S NOTICE OF SALE File No. 7023.112835 Reference
is made to that certain trust deed made by Rita Sumner, as gran-
tor, to Fidelity National Title Insurance Company, as trustee, in
favor of Wells Fargo Bank, N.A., as beneficiary, dated 09/07/05,
recorded 09/13/05, in the mortgage records of Morrow County,
Oregon, as M-05014846, covering the following described real
property situated in said county and state, to wit: The North 56
feet of Lot 3, Block 2, QUAID'S ADDITION, in the City of Hepp-
ner, County of Morrow and State of Oregon. EXCEPTING
THEREFROM: The Extreme North 6 feet of said lot 3. PROP-

beneficiary and the trustee have elected to sell the real property
to satisfy the obligations secured by the trust deed and a notice
of default has been recorded pursuant to Oregon Revised Stat-
utes 86.752(3). The default for which foreclosure is made is gran-
tor breach of the terms and conditions of the obligation secured
by the deed of trust. The event of default under the note and

which provides that, "Lender may require immediate payment in
