High Standards Aid
Borrower Security
in Home Building
'
t Property which meets high
standards provides relatively
sounder mortgage security and
greatly enhances the protection of
the borrower's equity, according
to Federal Housing Administra
tor Stewart McDonald.
' In addition, he pointed out
such property produces elements
of comfortable living which give
Urtinfi eaiiufnntinn and minimize
the costs of repair ana mainten
ance. The three fundamental elements
in every building operation were
defined by Mr. McDonald as cost,
size, and quality.
. "There are two kinds of qual
ity," he declared, "that which is
essential and that which consti
tutes luxury. From the stand
point of security for the insured
mortgage, the lowest permissible
limit of quality in materials and
construction is that which in
sures durability with low main
tenance cost. This is essential
quality. The quality which per
tains to elaboration of decorative
and architectural effects, special
equipment, etc., constitutes lux
ury. The highest limit of lux
ury quality is the point where
added luxury becomes unjusti.
fied extravagance.
"The desirable ideal is to have
both kinds of quality in the home,
but if cost limitations require sac
rifice of one, the consideration of
sound investment demands that
essential quality be maintained to
the exclusion of certain luxury
qualities."

ONE OF EUGENE'S FINER HOMES WILL BE SOLD BEFORE

A description of this home is futile in conveying an adequate idea of
its charm and value. However, here are a few facts:
It has an iron tile roof with a life time guarantee.
There are 4 bedrooms, each with cross ventilation.
The living room is 18x27, with view windows on three sides.
A fireproof garage is two-car capacity.
The maximum heating cost for one year is $35 sawdust burner.
It has a new Wesix water heater.
It has a nine foot basement.
The walls and ceilings are smooth marble-dust plaster with four coats
of eggshell enamel.
The breakfast room will seat eight comfortably. .
The tiled bath has a shower and two large towel and supply closets.
The matchless view pays the price of weather exposure, but there
are double glass windows east and west for protection.
The landscaped yard affords an outdoor living room as well as a fine
setting for year round greenery.
The price is right for the buyer, wrong for the seller for it means a
sacrifice of 30 its cost, seven years ago.
