Portland's building construction
campaigm continues to gather momen
tum and the "record of building per
mits issued during th first half of
s the' torrent year, which ended Friday,
gives promise that 1922 will surpass all
-previous years in the history of the
J city in -new construction. The report
or tne city building department at
the close of business Friday . showed
t a total of T285 permits for the six
' months' period, valued at S12.S23.7S5
, compared with a total of 6634 permits
valued at 95,33a,i50 for the correspond
ing period of last year an increase of
- approximately S3 per cent.
Th new high record in the num
ber of building permits issued in the
city (established in 1921, called for
the erection of 14,169 structures valued
at 317,225.576. Work now being planned
for which permits have not been issued
would! bring the aggregate value of
new construction In 1922 several mil
lion dollars in .efcess of last year's
recoro ana with continuance of the
residence building campaign now un
der way, the number of permits Issued
. this year would exceed that of 1921
by several. hundred.
During the past she months a total
. of 1874 residence permits were issued,
calling for the expenditure of $6,844.--700.
compared with 1505 residence per
mits, valued at 35.185,760. Issued -during
the first six months of last-year. For
ttje month of June 1313 building per-
mits were granted, calling for $2,188,
460. compared with 1149 permits valued
at $1,431,940 issued during Jane of last
year. - Residence permits Issued in
June numbered 840 with an aggre
gated value - of . $1.28,875. compared
with -228 residence permits valued at
$780,925 for June, 1921.
Though the cost of building materi
als has .decreased approximatelyUlO
per cent during the past year, it is
interesting to note htat the average
construction ' cost of residences built
during the first six months of 1922 Is
iS65 compared with an average cost
of $3445 for the first six - months of
1921.4 -"he trend -toward better class
homes -. is further - emphasised in the
record for Jun. when the average cost
of residence construction was $3779.
The building construction record for
the.' post six month shows a well bal
anced development of the- city. ' Many
new Industries have , been established
and '.many old industries "have en
- larged their Quarters and erected new
buildings. -. .Several large apartment
houses, .notably -the- Ambassador- a;
SActh and Madison, and the Sovereign
V. apertxneBt -hotel; .at ' Broadway and
Madison.: have been erected and there
is a strong movement toward tw and
four family flat buildings in east side
-residence districts.. ."-..,
A trend westward and .-southward in

ness district is . reflected , in the erec

half of the year, and more than. 100

by Earl J. Lowe, manager of the firm's
lot department.
Increasing rental rates bn floor siace
in the west side retail business district
during the past six months has re
sulted in an expansion of the district
and forced the center of business "ac
tivity westward on Washington street
and southward on Broadway, accord
ing to B. L. Metzger cf the Metsger
Parker company. While higher rents
are Justified by an Increasing popula
ness conditions in practically all lines
of trade, the reaction from the demand
of the landlord is Inevitable and re
sults m building up 'new areas of
business property, Metzger stated.
Besides handling a larger volume of
business property leases during" the
past six months than3 during any simi
lar period in the history of the com
pany, Metzger has succeeded In fill
ing several new buildings erected on
the east f.nd west side business dis
trict.' The firm lias been instrumental
in the development et a new center of
activity at West Park and Oak streets,
and in promoting a general revival of
property" uses west of Broadway and
north of Washington street.
Firm Finds Strong
Demand for Better
Class Apartments
Continued strength of the demand for
residence property Is one of the most
encouraging features of the realty
market and indicates a normal, whole
some development of the city, accord
ing to Frank I McGuire. The heavy
f&sidenee construction movement has
stimulated the. sale of vacant home
sites and the transfer of this class of
property 'la an important . factor in
the market. :
Daring the six months period end
ing Friday the McGuire agency handled
a total of 1031 realty 'sales, with an
aggregate value of $3,113,031. accord
ing to the bulletin on display in the
firm's sales room. The record , for
the first six. months of last year Was
750 sales, valued at $2,404,815. .showing
a gain of 250 transactions valued at
$708,266 during the current yeaj;.

The jsale of suburban homesrtea and
acreage during the first six months of
1922 more than doubled the volume of
business - handled during the corre
sponding period of last year, according
to R. H. Coafrey. ' manager : f the
suburban home department of Ritter.

$25,000 reflects the rapid development
of Eastmoreland during .the past six
months. Opening of East 28th street

The new thoroughfare approaches East
moreland between Reed college campus
and the public solf course. Sales of

been still more pronounced In West
moreland, ITpshaw stated, and more

year. Ladd's addition property Is also
the scene of a revival of home build

during the past few weeks to pros
pective bullfiers. This addition was
platted many years ago and Is well
developed with hundreds of substan
tial homes. The opening of Dun

group of young business and profes
sional men who appreciate the advan
tages offered by this semi-suburban

Proves Attractive
To Home Builders
t Twelve homes are' under construc
tion on' the Eaton Acres tract. 22 acre
addition located between East 41st,
East 47th streets, 71st avenue and 64th
avenue southeast, recently placed on
the market by William R. Lacey. The
tract has -been divided Into 74 quarter
acre parcels and 50 of these have been
disposed of to prospective home build
ers since May 15. Lacey stated. Eaton

season Is at Its height In La Grande,
with ' 41 dwellings under construction,
several already finished and' others be
tag planned.' The W. H. Bohnenkamp
Co. has begun construction of a new
undertaking, parlor costing $10,000, and
the Standard Oil company has under
way a substation for retailing gas and
oil that will cost $4000. The under
taking parlor was designed by Charles
B. Miller, local architect And will be
one of the most modern in' the state. It
is being built at the location of the old
building, which has beeq moved and is
being converted into a residence. And
will have the advantage of the beauti
ful grounds of that location, t many
large trees and a fine lawn surrounding-
It. The floor 'plans provide for a
building 30x73 'feet, with-both, outside
and- inside entrances to all rooms, a
covered driveway leading to the 'family
room. In the basement will be a double
layout room,, providing means of han
dling : eontagious ' disease cases - In I
safe manner, as well as the display
room, packing room and workshop.
