England Just now is much interested In a brick layer who has accumulated a fortune t)f ?5, 000, 000 through American methods. The rise of Edward Yates from a day laborer to a man of wealth in 25 years is paralleled in America, but it is unique here. Not only has Yates attained finan cial ldependence by borrowing Yan kee ideas, but he Is still employing American methods of increasing his holdings. His long rows of flats are for those only who exclude roomers and boarders and the stork Is not wanted about his premises. His rent roll Is about a half million dol Iras a year, so It Is seen that these American ideas have won financially In London. Like many of the stories London ers have read about American boys coming down from the hills of New England to make a fortune In New York, so did Yates come from the rural districts as a young man. His flrst opportunity came when he saw an advertisement for a lease on some ground. The neighborhood was growing and Yates figured that many small houses, rather than several large ones would pay. Worked With Men. His rise began with the moment that he found a man with capital who was willing to invest in the scheme. Yates tore down the old buildings and built better but small er. He worked with the men, and the most rigid economy was ob served. Then he showed somo American traits. Ho boasted that the men ho employed laid 1,300 bricks a day, while thoso employed on some pub lic work across the street placed but 250. Yates then secured the remov al of a saloon nearby and his fortune began. He and his partner went different ways, but Mr. Yate3 was, at all events, the path of prosperity. Ho was shrewd In choosing sites, and his houses let as fast as they wero completed. In the neighborhood of Larcom street alone ho erected 200 houses. Ho erected others in Rodney road, Brook street and Dragon road and ho was ever maturing fresh schemes. As ho roso higher In substance, so did the houses In character, and rental. On somo of his ground ho mado a rule that tho tenants should not receive lodgers, his idea being to create a select neighborhood. 700 Houses on One Tract. This rule was adopted at Waverly Park, near Nunhead. Tho St. George's Vestry, of which ho was a membor, had bought land hero for a "workhouse. Local changes rend ered this unnecessary and tho vestry was glad to part with tho site to Mr. Yates, who built upwards of 700 .J houses for middle-class residents up Voli it. Again thero was tho American plan of occasionally buying sites and selling them at a largo profit, for ho had a knack of knowing whero land was appreciated. One deal of this sort on which ho made n hugo profit wns on tho slto whero Olympla now stands. Ho scorned, however, to havo Httlo Interest in life after ho gave up build ing two yenrs ago, by which tiino he had comploted 2,000 houses, giving him a rent roll of over $500,000 yearly. Ho lived frugally and In nppear anco would havo been takon for a small tradesman.
