EOPLE of Portland: Accept here in with your newest plaything, your newest toy, your newest treasure. It is the Morgan building-. Use It freely, but not carefully. It Is safe, solid, substantial and will stand a lot of wear and tear, use and abuse. It coat nearly $600,000 and appears to be worth the money. In designing- It and creating it. Its owners and builders have had no thought other than to satisfy not only your needs, but your wants, aye, even your whims, as well. Now this Morgan building is some what of a marvel, even in this marvel ous day and age. It represents the highest type of modern building con struction. Every facility that can. In any way, enhance the beauty, the safe ty, the usefulness or the conveniences of the structure has been provided. In Installing some of the numerous details the builders seem to have reached out Into the future and appropriated some of the Inventions of the next genera tion some of the appliances that are to become common in the years yet to come. These Innovations as well as the con ventional features of the building are the products of the practiced genius of its owners the members of the Mor-gan-Bushong Investment Company. Members of Firm Well Kaowm, The members of this firm are not un known to the peopla of Portland; Tbey are not strangers In the field of build ing or of building operation. An ah alysls of this Morgan-Bushong Invest ment Company discloses: That W. I Morgan is president. W. F. Fliedner is vice-president, Joseph Boyce is secretary and that W. A. Bushong, together with the other offi cers, is a director. As the active members of the firm of Morgan, Fliedner & Boyce, these men have been active as builders and own ers of apartment-houses, stores and of fice buildings for many years. Their success In this important field of opera tion Is proverbial. It Is characteristic of their methods that the new Motgan building was con ceived, designed, built and opened for occupancy in less than a single calen dar year. , It was nt until the late Fall of I9l that they determined to erect -thl building. Before the first of the year the project had been financed, prelim inary plans had been drawn and all ar rangements made for actual construe tion and operation. Mr. Fliedner, a member of the firm. bad charge of the construction work and it was due largely to his efforts that the building waa completed in such a short time. Sit Is Valuable One. The half block on the south side of Washington street between Park street and Broadway is one of the most valuablS pieces of property in the city. It is on this traot that the Mor gan bulldlnr stands. The ground Is owned by the Fechr beimer Estate Company, composed of heirs of the late W. H. Fechhelmer, a pioneer resident of the city. When the owners decided to improve the property they looked about for suit able persons with whom to make I lease. With this object in view they approached Mr. Morgan and his asso ciates. The proposal at once appealed to them. In less than three weeks after negotiations were opened the lease was made. The lease is for a term of SO years and provides for an annual rental of per cent on an arbitrary valuation of $1,000,000. Annual payments through the life of the lease are grad uated to meet the probable Increase in value of the property. During the last live years or the lease the property value is estimated at $1,400,000 and payments are provided accordingly. All construction work was done by the owners themselves. They are ex perienced contractors. The lease dates from January 21, 1913. It was Intended originally to give possession on January 1, but. ow ing to failure of some of the tenants of the old property to vacate, a three weeks' delay was necessary. Old Shacks Rapidly Raaed. Demolition of the old frame build ings on the east end of the half block was started and nearly completed be fore the Empress Theater, which occu pied the fire-trap on the west end, had moved out. It required but a day to raze the old theater building. Ex cavatlon began immediately. Even while the debris of the old structure was being hauled away the basement was being carved out. The concrete forms, the exterior veneer and the interior finishings followed rap idly. The building is of reinforced concrete and steel. The exterior Is finished in red tapestry brick and cream colored terra cotto. The only wood that en tered into . the construction is solid oak of the Interior. The window and door fixtures are of steel. The build ing is fireproof. It cannot burn. The plumbing, heating, ventilating and elevator systems are the products of the latest ideas of their respective creators. Telephone service from both V. the Bell and Home plants la available for all the tenants. The first of the eight floors, is oo oupled by a series of ten stores facing on Was n In g ton street The lobby. which Is finished in marble, is 26 feet wide and also faces on Washington street. The full 200 feet length at the rear of the building and extending from Park street to Broadway Is occupied by the Rainbow grill, the most ornate and unique Institution of its kind on the Paclflo Coast. In the basement will be a barber shop, a billiard parlor and a cafeteria besides the boiler rooms, engine rooms and central ventilating stations. The detailed architecture is the prod uct of the office of Doyle & Patterson, of Portland, although many original Ideas of the owners are embodied in the plana. Each of the seven upper Doors Is de signed for office purposes. They will accommodate an aggregate of about S75 separate tenants. More than 80 per cent of the space, Including all that on the Washington street side of the building, has been rented. The building Is so designed that every office will have outside light. The floors in the halls are of terraxao tile. The wainscoting is of marble. Marble also adorns the lobby at the entrance and is used in the stairways. The stairways between floors are in closed in a solid fireproof wall. They are accessible from each floor, but in ascending or descending it is not neces sary to enter the elevator entrance at any floor. The elevators are In the center of the building. Sensible Spelling Method Employed In Labeling Morgan Structure. There is one sensible thing about the Morgan building. It Is a building, not "bvilding." On the-arch over the doorway of the main entrance on Washington street is the simple Inscription "MORGAN BUILDING." The architect, or who ever was responsible for the lettering, didn't substitute a "v" for the letter "u" as has been the practice of those smart boys who think they are doing something artistic when they juggle the letters of the alphabet around so that no one can make out what they mean. 'I believe In spelling words accord ing to the dictionary, says 'Bill' North, the genial manager of the building. "I never could see the use in switching the letters around for no ap parent purpose other than to make It hard for us to read." . Building Named to Honor Head cf Firm Associate of W. I Morgan Want Structure to Be Monument to Man Whoee Genius Made It Possible. Why the Morgan building? Many Portland people have been asking this question- In the last few months In fact ever since the new building was named. Why wasn't it named the Fliedner building, the Boyce building or the Bushong building? some of them want to know. There may have been good reason to honor any one of the men who are as sociated with Mr. Morgan In the en terprlse, but there was more than one good reason to honor Mr. Morgan. This building Is the particular prod uct of Mr. Morgan's brain. It was he who first conceived It. He nursed the Idea along and labored ardently to bring it Into material form. While his associates helped him it was his guld ing band that directed the enterprise from its embryonic status to its pres ent magnificent stage of completion. After all these years of successful building operation in Portland, during which time he has engineered the II nanclal as well as the physical details of more than $3,000,000 worth of apart ment houses and office structures, he wanted to leave this one particular work as a monument to himself and his partners. Rooms suites of rooms In the new Morgan building, none Is more desirable than those oooupled by the owners them selves. An attraotiVe suite in the southeast corner of the eighth fro or has been re served for the firm of Morgan, Flied ner & Boyce, which Is the father of the Morgan-Bushong Investment company, owners of the building. The rooms, Nos. SIS to 821 Inclusive, comprise this suite. It faces on Broadway and the south windows overlook the southern portion of the city and Portland Heights. Entranoe is through a big, swinging door which opens into a spacious lobby To the right, on entering, is a wide, oaken oounter, about SO feet In length. Back of this counter and facing the en- tranoe are the bookkeepers and clerks. In front of the counter are some of the minor officials. A separate oaken desk is provided for each. .Light and air are two ot tne essen tial features throughout the structure and they have been supplied In liberal quantities to the offices of the owners. Windows open Into Broadway, Into the rear and Into the light well to the west. Mr. Morgan baa a private office In the extreme southeast corner. Mr. Fliedner. Mr. Boyoe and Mr. Bushong each have offices respectively adjoin Ing one another and each opening Into the central lobby or tne general oiiice. Massive furniture, designed for use fulness as well as attractiveness, has been supplied for each of these offices. Tbe office of w. J. North, superin tendent of the building, adjoins that ot tbe firm and opens, both Into the gen eral office lobby and Into the hall. Per sons having business with the building superintendent or employes can have access to Mr. North's office without first passing through the offloes of the company. As the firm of Morgan, Fliedner & especially suited to their needs have been provided in connection with the offices. MODERN ELEVATORS TXSTALLED Speed, Safety and Efficiency As sured to Morgan Patrons. Elevator service in the Morgan build ing will be an example of the highest development of speed, safety and ef ficiency. Three high-speed electric traction machines have been installed. These elevators are considered an improve ment on the modern drum type and embody many new features. Although they will be required to serve 140,000 square feet of floor space, it Is calculated to have one elevator leave the first, or main floor, every 30 seconds. They have a speed of 400 feet a minute. Electric signal service Is provided. Tho traction arrangement insures ab solute safety. They will run day and night Careful attention will be given to the detail of elevator service. Inasmuch as the building is designed to accom modate a variety of classes of tenants It must be adjusted to meet many needs. These situations have been taken Into consideration In planning the building ana its many accessories. INDIVIDUAL TOWELS AEE USED Sanitary Methods Established on Every Floor of Building. Individual towels will he supplied to patrons ot every floor of the Morgan building. Each floor has a men's lavatory and women's lavatory.
