Whatever may be the. outcome of the efforts of the city to secure the Mont gomery tract, or a part of it. for a public park, the sale of the land to Samuel Connell and Walter A. Gos. for J115.0O means that at least part of It will be used for business purposes. The land Is In the midst of settlement In Albina and has become of great value from the Improvements that have tx-en made all around. Five miles, or less. In the country this broken tract of land cut up with ravines; high and low lands could not be sold at any price, but through the Improvement, made all around It. the tract has become of great value, without the owner, contributing anything In the way of Improvement, or helping the surrounding, except to nay taxes. By lowering the hills and Ailing up the ravines the Montgomery tract can be made available for any purpose. park or railroad ground, or residences. There is enough of the high land to nil up the ravines. The foresight of the purchaser, in securing this tract at this time wa. certainly keen, however uch action In forestalling the city may be condemned. To grab up so large a tract of land In the heart of a great and growing city for the price paid was certainly a matter of business sagacity, but reflects on the slowness with which the city moved In It. efforts to secure this flne tract for a park. Of course the city might have se cured the land on th same term, that Connell A Gos. secured it. A surprise Is In store for anyone who goes to the summit of Mount Tabor and looks eastward, and takes In the extraor dinary growth In Montavllla and the country for miles eastward, bordering on the Base line and Section roads. Just over the eastern slope begins a remark able building movement which extend for "everal miles eastward. C. H. Welch and Henry Freeborough. who recently platted nine acres on the eastern slope, report that they are selling off lot rapiillv. and to people who expect to build homes. In .Montavllla. north and south of the Bae Line road. 50 houses are now under con struction. Buildings costing at least S 100.000 are under way. A number of streets are being Improved. The big huilding of the Ascension school. In South Montavllla. whirh cost J1S.0W). u, the most conspicuous structure. Surround ing It are many attractive dwellings that liave recently sprung up. An effort is being made to establish large sewer pine factory, and the pro moters of the enterprise have taken up the matter with Dr. William De Veny of the Montavllla Board of Trade. They have investigated conditions In and around Montavllla. and especially the oil. and find them favorable for the man ufacture of sewer pipe and fine pottery. It is considered probable that the estab lishment will be erected ' at or near Montavllla. probably on the main line of the O. R. & N. - There Is quits a business center along the Base Line road In Montavllla. All the business building have been occu pied. Men who put up these buildings were thought ahead of the times, but they quickly found tenant, for their buildings. In North Mount Tabor, on the Monta vllla carline. a considerable settlement has been developed. By those who have bought tots upon which houses are to be built, tent, and temporary shelter, have been erected preparatory to the erection of permanent homes. Over 60 of these temporary house, have been erected In the grove of trees. The place I. Ideal for out-of-door living. It 1 under stood that the new owners of the Ladd farm are willing tor an SO-foot street to be opened through the farm following the Montavllla electric railway, but object to '1 :ro?t treet.
