Reajty brokers have been more than satisfied with the business of the past week. The dealing has been the heaviest for several months and some of the purchases may mean erection of large buildings in the near future. Although block at the northwest corner of Thirteenth and Washington streets, which he will Improve, A Ave. or stxrstory apart ment house will be erected upon it, but work will not begin before next Spring. Washington-Street Progress. The appeairance of Washington street has shown many changes during the past six months and It is evident that It will not be long before all of the frame build ings on that thoroughfare will be replaced by substantial bricks. The seven-story Sweetland building and the six-story Buchanan build ing are among the most Important Im provements now under way on Washing ton street. They have replaced old frame structures at the southeast corner of the Intersection with Fifth, street. At Tenth and Washington, the five-story Fliedner building has been completed, as has also the five-story Lazarus apartment house at Fourteenth and Washington. Mrs. SI. M. Gearin Is now erecting a fine brick at Thirteenth and Washington, which is di agonally across the street from the site upon which Mr. Cohn will build next Spring. Morrison Lots In Demand. Many changes are also under way or contemplated on Morrison street. Property on this street, both near the river and bevond the central business district. Is In demand. The largest sale of the week on Morrison street was that of the Woodard and Gilbert property to E. E. Lytle for $50,000. The property sold Is a quarter block at the northwest corner of Thir teenth and Morrison streets. It Is occupied by two large residences and no Immediate changes are contemplated by the new owner. Large sales are still indicating the faith which men of large capital have In Portland. The purchase of the annex to the Dekum building by Charles Sweeny was the largest and most signifi cant sale of the week. Mr. Sweeny, many times a millionaire, is recognized everywhere as one of the shrewdest in vestors in the Northwest. He is fa miliar with conditions in Seattle and other cities on the Pacific Coast, as well as with those In the East, and has selected Portland as more favorable for investment than any of the others. Practically all his most recent pur chases of realty have been In this city and it is known that he has in con templation the outlay of much, more money here. Sweeny's Coming Means a Buy. It is seldom that Mr. Sweeny visits Portland and leaves without Investing S100.000 or more. His purchase of the Dekum annex during his visit this week Is supposed to Involve a consideration in the neighborhood of $150,000. This is only a small part of the entire value of property he has negotiated for. how ever. He has made several handsomo offers for some of the choicest holdings In the central business district of the city. but no agreement has been reached. Mr Sweeny leaving for New York without closing . the purchases. ; It is not Improbable, however, that the ne gotiations begun may lead to some large deals in the near future. Portland property valued at something more than tl. 700,000- is owned by Mr. Sweeny. The fact that it was' all ac Quired withm the past two years at a cont of about $1,146,000 shows the gen eral' advance In inside property In Port land, and his profits will probably en courage the Spokane capitalist to still larger outlays here. Among other things he Is known to have under considera tion is the improvement of the Dekum homestead on upper Morrison street. He would have erected a handsome hotel on this property some time ago. If It ' haa not been for the proximity of the property, to the High School. Because of this, it would be unlawful to sell liquor; oh the premises, and as a fash' ionable hotel would not be a paying in- vestment without a bar. Mr. Sweeny was compelled to give up the plan. It Is rumored that he Is considering the construction of a large apartment house on this property. He is now having several Important changes made in the interior of the Dekum building, which are being supervised by his Portland agents, Rountree & Diamond. Sees East and Sound, Buys Here. The purchase of the M. A. Gunst quarter-block at the northwest corner of Eleventh and Washington streets by S. Morton Cohn for JU5.000 is another significant sale, so far as showing the op portunitles which are offered by Portland realty. Mr. Cohn has recently returned from an extended trip In the East and abroad. He visited many Important East ern cities and upon hiB return to the Coast stopped at Seattle and Tacoma. All of the time he kept his eyes open for de sirable Investments but concluded on re turning that Portland offered more de sirable Investments than he had seen In any other city. He lost no time In open ing negotiations for the fine quarter-block which the San Francisco cigar dealer had placed on the market and closed the deal Thursday through Goldsmith & Co. Mr. Cohn has already employed an architect to prepare specifications for a six-story building for his new holding.
