Proposals must be submitted in a sealed envelope to the above address no

REQUEST FOR PROPOSALS
The Housing Authority of the City of Tacoma (“Authority”) hereby
requests the subm ission of w ritten proposals from prospective
lenders ("R esp ond en ts”) to provide a construction loan and/or a
perm anent loan to Salishan Six, LLC, a limited liability company.
The Borrower was form ed to finance and lease (under long-Term
leases of ¡and and im provem ents) a new 90-unit m ulti-fam ily
developm ent known as Salishan Six. The initial m em bers of the
Borrower are expected to be the Authority, as M anaging Member,
and the ta x credit investor. The Project is located in Tacoma,
W ashington. It is being sponsored by the Authority pursuant to a
HOPE VI grant from the U.S. Departm ent of Housing and Urban
Developm ent. The Project received an award of $ l,4 2 1 ,5 0 7 o f
9% Low Income Housing Tax Credits under Section 42 of the Internal
Revenue Code of 1986.
As described m ore fully within the Request for Proposals (RFP),
the Authority seeks both construction and perm anent financing.
The A u th o rity re q u ests th a t R e sp o n d e n ts a d d re ss both its
construction and perm anent financing needs. Alternatively, if a
R espondent is offe rin g only co nstruction or o n ly perm anent
financing, please indicate clearly which one. The financing terms
are expected to be negotiated and docum ented no later than
August 1, 2008, with closing in Novem ber 2008 follow ing HUD
review and approval.
