Grant Warehouse Redevelopment
The Portland Developm ent Comm ission (PDC) requests proposals
from experienced developm ent teams interested in purchasing and
developing an approxim ately 32,400 square foot site owned by
PDC on NE Martin Luther King, Jr. Blvd. between NE Cook St. and NE
Ivy St. in the Oregon Convention Center Urban Renewal Area.
Goals for the Grant W arehouse site include developm ent of a
primarily residential project:
(1) That provides at least 24 units of ow nership housing with a
mix of unit sizes and/or types;
(2) With at least 25% o f residential units affordable at 80% of
area median family (MFI) for tw o bedroom units or smaller or 100%
of area median fam ily incom e for three bedroom units or larger;
(3) That includes a m ethod or m ethods for preserving housing
unit affordability beyond the initial sale;
(4) That will provide pedestrian-oriented frontage and streetscape;
(5) Of high-quality design and construction;
(6) That uses sustainable and green building practices;
(7) T h a t is p ro p o s e d by a c a p a b le a nd fin a n c ia lly so u n d
developm ent team;
(8) That maximizes the leverage of private resources, while utilizing
no more than $2M in tax increm ent financing (TIF) assistance;
and
(9) That meets PDC diversity requirements.
