of new residential units per 100
existing households to 1.32 in 1993
from 1992’s 1.25, according to the
Chicago Title and Trust Family of
Title Insurers.
“L ast year’s increase signaled a
continuing recovery in the residen­
tial real estate m arket from 1991,
during w hich few er residential units
were constructed than at any tim e
since recession-riddled 1982,” said
John Pfister, C T & T vice president
and m arketing research m anager.
A m ong the 81 m ajor m etropoli­
tan areas surveyed, L as V egas and
N aples, Fla,, vied for the top ranking
for the third successive year. Las
V egas was No. 1 in 1993 with 5.55
units built per 100 households, and
N aples was second at 5.43 (though,
ironically, it was one o f only two
m arkets in the top 20 that saw a
decreased ratio in 1993. ) Boise,
Idaho, skyrocketed to 5.20 new units
per 100 households from 3.33 in
1992, the largest increase am ong the
cities. “Boise and L as V egas were
two o f six M ountain state cities that
ranked am ong the top 15 cities na­
tionw ide in new units per 100 house­
holds last year,” Pfister added. “T he
other four cities were Phoenix, Salt
Lake C ity, T ucson, A rizona, and
C olorado Springs, C olo rad o .”
Fifty-eight o f the surveyed m ar­
kets follow ed 1992 increases by im ­
proving again last year. Thirteen o f
the rem aining cities w ere in C alifor­
nia and six w ere in Florida. F lo rid a’s
market w as active. N aples dropped
more than any other city (dow n 1.17
new units per 100 household) w hile
O rlando had the third best im prove­
ment form 1992 to 1993 (up 0.75),
behind only Boise and Las V egas.
Fifty o f the m etropolitan areas

in 1993, though ju st four o f the dozen
m ajor m etropolitan areas with m ore
than 1 m illion households exceeded
that mark: A tlanta (3.02), M inne­
apolis-St.. Paul (1.93), W ashington
(1.91) and D allas-Ft. W orth (1.66).
O f the rem aining cities with m ore
than 1 m illion households, C hicago,
Boston, Philadelphia and N ew York
experienced increases in new units
per 100 households in 1993, w hile
H ouston (dow n form 0.40 to 0.25)
saw the steepest declines.

fell from I 38 in 1992 to 1.15 in
1993, Dallas-Ft. W orth added 26,600
units and saw its ratio o f new units to
100 households rise from 1.47 to
1.66: San A ntonio added 6 ,000 units

and increased its ratio to 1.24 from
0.82 in 1992 and 0 44 in 1 9 9 1; and
