LEGAL DESCRIPTION: Except parts in NE Fremont St., W20' of Lot 45,
Lots 46-49, N41' of Lot 50, and Lot 51, Block 13, Albina.
PROPSAL: Conditional Use and Variances.
The application proposes to expand an existing daycare center. The num­
ber of children would be increased for 40 to 125. Also, additional new build­
ings and a 12 space parking lot are proposed. Variances are required to:
1 ) reduce the parking lot landscaping from the required 5 foor buffer and 3-4
foot screening to 3 feet on the west and 2 feet on the south; 2) allow park­
ing in the required front yards on NE Fremont and NE Ivy; 3) waive the drop
off/loading in a forward motion requirement; and, 4) increase the fence
heigth in the required front yard from 3.5 feet to 6 feet.
Two of the dwellings, 508 and 524 NE Fremont have already been demol­
ished. The other existing structures will be used in the remodel.
ZONES: R2.5, Attached Single Family Residential.
A hearing on this application will be held by a Hearings Officer. You may
attend, offer testimony or seek information at the hearing. Information and
staff report and recommendation will be available for examination 10 days
prior to the hearing date in the Portland Building Permit Center, First Floor,
1120SW Fifth Ave.

decision on this application, address your letter to the Bureau of Planning,

itioners and persons who submitted oral or written testimony on the merits
