10 THE MOKNING OREGONIAN, MONDAY, DECEMBER 12, 1904. HOMES ON THE HILLS NEW RESIDENCES SPRING UP IN THE SUBURBS. Building Permits Do Not Keep Pace With Realty Transfers, but Contractors Are Busy. The real estate transfers this week are made up mostly of residence property sales. Downtown property is at a stand still. Nobody wishes to sell for a price at which anyone else wishes to buy. There is a feeling of dead certainty among" property-owners that real estate here is val ued at only 40 per cent of what it ought to be worth and they cannot be touched under the 100 per cent price. Such sales as are made do not warrant prices of this kind and very few are anxious to dabble in downtown real estate at prices asked. But uptown and' around in the suburbs there is activity. The Winter has not stopped the building of homes. These range in value all the way from $500 to 525.000. Portland and King's Heights resi dences are getting the most expensive Just now. Everywhere in the suburbs east, west, north and south and even in the hills, at last, there is building going on. There is even an attempt to start a new suburb in the valley that lies bcyohd Council Crest on the West Side line of the Southern Pacific, a virgin country, and-the prospects seem fair that it will be a go. People never knew what lay behind the hills until the loop-line was built over Portland Heights last year, but many thousands wandered over those hills dur ing the Summer and realized what the lay of country was. .The building permits as snouia De ex pected at this time of year are not keep- jg pace with the realty transrers, Dut ihitects and contract ouiiaers are an tv and the building continues, winter ino. The unexpected break In the American market depressed all sections of the London Stock Ex change last week and checked business In even direction. It is believed, how' er. that the general effect upon the market will be healthful. The last Brit ish Board of Trade returns were favor able and the opinion here Is that trade prospects In the United States are good It is also considered that the approach of the fall of Port Arthur makes for peace which would steady the markets throughout Europe. Russian stocks, in spite of news from Port Arthur, are still remarkably strong. It is expected the market will remain inactive until the opening of the New Tear, when business should raise.
