Permit Extension Request (PE 20-04) for Variance (V18-
09) by Fred Sturzen to extend the variance permit for one
year to August 20, 2021 to construct an approximate 2,000
square foot garage with a 10’ side and 5’ rear setback, and
from the maximum 30% lot cover to allow a 35% lot cover at
894 Florence Avenue in the R-1 (Low Density Residential)
Zone. Development Code Standards 2.015 to 2.050, and Ar-
ticle 9, and Comprehensive Plan Sections CP.005 to CP.028
and CP.030 to CP.035 are applicable to the original request.
Permit extensions are subject to Astoria Development Code
section 9.100.B.
Variance Request (V20-12) by Michelle Dieffenbach of Rick-
enbach Construction on behalf of Doug and Sally Haserot to
exceed the maximum height of 28 feet by 2 feet 9 inches to
build an addition with a modified hip roof at 4436 Commercial
Street in the R-2 (Medium Density Residential) Zone. Astoria
Development Code Standards 2.060 through 2.095, and Ar-
ticles 9 and 12, and Comprehensive Plan Section CP.005 to
CP.025 and CP.080 to CP.085 are applicable to the request.
Variance Request (V20-14) by Caroline Anne Teaford and
Sheldon Cantor from the required side yard setback of 5 feet
to a setback of 1.5 feet to 2 feet, and exceed 30% lot cover-
age by approximately 18% to replace an existing deck on the
west and south sides of the property (side and rear yards of
a corner lot) at 1189 Jerome Avenue in the R-1 (Low Densi-
ty Residential) Zone. Astoria Development Code Standards
2.015 through 2.050, and Articles 9 and 12, and Comprehen-
sive Plan Section CP.005 to CP.025 and CP.040 to CP.045
are applicable to the request.
In accordance with Astoria Development Code Sections 3.095,
13.310 and Articles 6, 9, and 12, a decision on the request will
be processed administratively by the Community Development

to modify the proposal, no further public notice will be provided.
Materials pertinent to the request(s) are available for review at

the request by letter addressed to the Community Development

the proposed development will receive first class mailed notice of
the decision on the permit.
