Master Plan AMENDMENT
2020-10
PURPOSE OF HEARING:
To hear an application for a
Master Plan Amendment of
Keizer Station Area D. The
applicant requests to amend
Master Plan case 2004-
38 in order to reconfi gure
the location and number of
buildings on the northern
side of Ulali Drive, and to
relocate the proposed water
feature. The proposal will
reduce the overall building
square footage from 19,400
square feet to 17,876 square
feet in the affected area of
development. It increases
the number of buildings
from three to four. No other
substantive changes to the
original master plan are
proposed. In addition, the
applicant is requesting a
Variance, consistent with
the original approved Master
Plan to reduce the required
setback of 20 feet to Ulali
Drive down to 15 feet for
buildings, and 10 feet for
parking areas.
LAND USE DECISION
CRITERIA: The criteria upon
which the decision on this
matter will be based can be
found in Section 3.113.06
(Keizer Station Master Plan –
Master Plan Amendment).
