JUVENILE DEPARTMENT
An electronic meeting of the Elgin Health District will be held on JUNE 24, 2020. The purpose of this
meeting is to review/amend/approve the budget for the fiscal year beginning July 1, 2020 as approved
by the Elgin Health District Budget Committee. A summary of the budget is presented below. A copy
of the budget may be inspected or obtained by calling (541) 786-1285 between 8:00 a.m. and 5:00
p.m. M-F. This budget is for an annual budget period. This budget was prepared on a basis of account-
ing that is the same as that used the preceding year.

Reference is made to that certain trust deed made by GARY W. McCOSHUM and CASSIE
HAMMAR,as grantors, to ANDREW G. MARTIN, Attorney at Law, whose address is P.O. Box
1026, Baker City, OR 97814, as successor trustee, in favor of PATSY L. YARBRO (by and
through Reva M. Vrieswyk, Personal Representative for the Estate of Patsy L. Yarbro), as
beneficiary, dated April 17, 2014, recorded on April 24, 2014 in the official records of Baker
County, Oregon as Instrument 14160151 covering the following described real property

Both the beneficiary and the trustee have elected to sell the said real property to satisfy the
obligations secured by said trust deed and notice of default has been recorded pursuant to ORS 86.752;
the default for which the foreclosure is made is grantor’s failure to pay when due the following sums: (a)
the balance owing on the Promissory Note in the amount of $89,500.00 plus interest that was due in
full on April 24, 2017; (b) real property taxes for the 2017-2018 tax year in the amount of $1,180.37 plus
interest that becomes due prior to sale or cure; (c) real property taxes for the 2018-2019 year in the amount
of $1,223.33 plus interest that becomes due prior to sale or cure; (d) real property taxes for the 2019-20
in the amount of $386.35 plus any future installments and interest that become due prior to sale or cure.
By reason of said default the beneficiary has declared all sums owing on the obligation secured

NOTICE OF BUDGET HEARING
A public meeting of the City of North Powder (governing body) will be held on June 22, 2020 at 6:30
pm at the Wolf Creek Grange, North Powder, Oregon. The purpose of this meeting is to discuss the
budget for the fiscal year beginning July 1, 2020 as approved by the North Powder Budget Committee.
A summary of the budget is presented below. A copy of the budget may be inspected or obtained at
City Hall, 635 3rd Street, between the hours of 8:30 a.m. and 12:30 p.m. This budget is for an annual
budget period. This budget was prepared on a basis of accounting that is the same as used in the
preceding year. If different, the major changes and their effect on the budget are:
WHEREFORE, notice is hereby given that the undersigned trustee will on August 12, 2020, at the
hour of 11:00 o’clock A.M., in accord with the standard of time established by ORS 187.110, at the office
of Intermountain Law, 3370 10 th Street, Ste. H, City of Baker City, County of Baker, State of Oregon,
sell at public auction to the highest bidder for cash, certified check or money order the interest in the
said described real property which the grantor had or had power to convey at the time of the execution
by grantor of the said trust deed, together with any interest which the grantor or grantor’s successors
in interest acquired after the execution of said trust deed, to satisfy the foregoing obligations thereby
secured and the costs and expenses of sale, including a reasonable charge by the trustee. Notice
is further given that any person named in ORS 86.778 has the right, at any time prior to five days
before the date last set for the sale, to have this foreclosure proceeding dismissed and the trust deed
reinstated by payment to the beneficiary of the entire amount then due (other than such portion of the
principal as would not then be due had no default occurred) and by curing any other default complained of
herein that is capable of being cured by tendering the performance required under the obligation or trust
deed, and in addition to paying said sums or tendering the performance necessary to cure the default,
by paying all cost and expenses actually incurred in enforcing the obligation and trust deed, together
with trustee’s fees and attorney’s fees pursuant to ORS 86.778.
Without limiting the trustee’s disclaimer of representation or warranties, Oregon law requires the
trustee to state in this notice that some residential property sold at a trustee’s sale may have been
used in manufacturing methamphetamines, the chemical components of which are known to be toxic.
Prospective purchases of residential property should be aware of this potential danger before deciding
to place a bid for this property at the trustee’s sale.
In construing this notice, the singular includes the plural, the word “grantor” includes any
successor in interest to the grantor as well as any other person owing an obligation, the performance of
which is secured by said trust deed, and the words “trustee” and “beneficiary” include their respective
successors in interest, if any.
