Kffectlve combinations are not
built on distrust. You cannot sin
cerely make a compact with on
other man, expecting him to ob
serve the requirements of a prin
ciple you have both agreed is right,
nnd hold mental reservations for
lyonr own conduct. When, by rea
son of organization, when by vir
tue of studying the problems and
reaching unified decision as to how
best to handle this or that situa
tion there eventually comes hotter
homes, greater cities, more com
forts nnd conveniences,- and inci
dentally bigger commissions and
more of them. What more could be
asked for personal benefit.
I History teaches us that primi
tive man yielded only to tho spirit
of co-operation when handed to
gether for mutual protection In
the time of danger. Then grew up
the family relationship with Its
consequent co-operntion ' for sus
tenance, families formed the ham
lets, and together all co-opernted
to secure the comforts they did not
previously have; In quick sequence
came the formation of county, state
and nation, a binding together of

all the commonwealths for the pur
pose of establishing rules where
by these desires might be niado
permanent nnd secure. Personal
habits were moulded to fit the
stahlishcd rules and men first
learned the lesson of tolerance. I
suppose tho cry of "personal lib
erty" rung just as loudly In cave
man days as It will in future time
when great economic progress de

mands a change In the affairs of
men; but. gentlemen, we still nave
to learn more and more of that
great lesson. And unfortunate It Is
that we cannot pass on to the
youth a heritage r Knowledge so,
that they could pick up our torch
where we lay it down, full flamed
nnd dominant. Instead of having,
to grope in the darkness of Ignor
ance until they too have learned to
walk in the light of their own
strength.
The man who believes that he,
can progress to tho fullest extent
without organized contact with his
fellow men has given little. If any,!

attention to the nation's business,
There Is today in the business af
fairs of men a trend so pronounced
so self-evident that vlt is remark- 1
able that any should fatl to see it.
That trend Is definitely, Irrevoc-!
ably toward larger and better busi- I
ness units. Towards consolidation, I
great institutions. Two things have i
made this trend possible. Trans
portation and communication. I
Without transportation and com-1
munlcutlon there would he no uig
business. Without organisation
and ethical methods to govern one
would hardly dare traffic beyond
the confines of ones own imme
diate territory.
We Realtors believe there lies
before this great Northwest coun
try of ours an era it will never
experience again. The eyes of the
nation are turned toward the
West; they long for the blessings
of the great outdoors; they want
to come and play in our mountains
and fish In our streams; to breathe
the pure air and bask in the sun
shine; men of industry look to our
forests and our power sites, our
cities and harbors, and when the
flood of prosperity sweeps over
the land to the east of us, once
more they are coming In almost
unlimited numbers And we who
are here must prepare the way
ror them, we must remove all bar
riers so that they will be prone to
possess the land Itself, transplant
ing themselves, as it were. Into
new ground, there to grow and
prosper and work out their future
happiness In what they find here to
do. here when they can realito
their dreams of activity and feel
the fabric of vigor which welds
men and jobs together In one per
feet and wholesome cltUnry.
