Housing Demand
Undiminished By
Winter's Boom
WASHINGTON -JJP- The de
mand for homing was reported to
day juit aa high ai ever, after
the biggest winter homebuilding
boom in the nation'a history.
Ewin Clague, commissioner of
labor statistics, aaid February
completed i three - month period
during which buildera itarted dwel
lings at an 80,000-a-month clip an
unusually high wintertime record.
Housing construction in 194 top
ped the 1,000,000-dwelling figure for
the first time yet the winter con
truction rate a year ago was only
It a M.0O0-a-month mark.
In spite of this mammoth con
struction "housing demand contin
ues virtually unabated," Clague
said, adding mat tnia aemana is
"buoyed by high consumer income
and the continuing high marriage
and birth rates."
Clsgue's survey matched the ,
housing construction rates with
boosts in the population and came
up with this conclusion:
"Indications are that tha new
dwelling unita started esch year
will have to exceed 1.000,000 fo
aeveral yeara to wipe out the
backlog, as well aa to meet cur
rent population increase and ef-t
fective demand."
The country will have to contin
ue ita all-time record of 1.029,000
dwelling units stsrted in 1949 for
"several years" to come, Clague .
Sredicted, if this housing deficit '
i to be eliminated.
He said a general belief that
building costs will remain stable j
in 1950 is probably one reason for
the big wintertime housing; boom. ,
Favorable weather was given' as
another.
Most attention was centered on
the 41 percent increase in apart
ment construction in 1949 as com
pared with 1948, Clague said. He .
added that a fact overlooked is that ,
the 790,000 one-family homes stsrt
ed in 1949 also set a record. !
